The Maintenance Supervisor role at Summit Northside is a pivotal position within the community’s operational framework. This full-time, hourly position offers a competitive salary range from $26 to $28 per hour and represents an exciting opportunity to join a dedicated team committed to maintaining high standards in property upkeep, resident satisfaction, and team performance. Reporting directly to the Community Manager, the Maintenance Supervisor oversees all facets of maintenance operations, including supervising maintenance staff, coordinating repairs, managing preventative maintenance programs, ordering inventory, and enforcing adherence to safety and compliance standards such as OSHA and EPA regulations.

Daily responsibilities include managing service requests, performing regular property inspections, and ensuring that all repair and replacement work meets quality standards to maintain the community’s value and appeal. The role demands hands-on leadership in guiding maintenance personnel, training and coaching staff, and optimizing resource use to align with budgetary guidelines. The Maintenance Supervisor also plays a crucial role in fostering positive tenant relationships by ensuring prompt and professional responses to resident needs, maintaining the property’s visual and functional standards, and upholding community policies.

Physical demands for the role include mobility across varied terrain within the property, ability to handle tools and equipment, and performing tasks that require lifting heavy objects and working in diverse environmental conditions. The position also requires availability for on-call emergency situations, necessitating reliable transportation.

Job Requirements

  • High school diploma or equivalent
  • EPA and CPO certification required
  • HVAC desired
  • Ability to understand and perform all on-site software functions
  • Basic computer skills required
  • Basic knowledge of Fair Housing Laws and OSHA requirements
  • Must have reliable transportation due to the emergency on-call requirement

Job Duties

  • Maintenance management
  • Regular/daily onsite attendance is required
  • Coordinate, schedule, and respond to resident/management requests and work orders
  • Ensure all repairs and replacements necessary for community common areas and units
  • Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
  • Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager
  • Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs
