We are currently seeking a dedicated Maintenance Supervisor to join our team and oversee the maintenance operations of our property to ensure a high standard of upkeep, safety, and functionality across all buildings and grounds.
The Maintenance Supervisor role is full-time with competitive pay ranging from $26.00 to $27.00 per hour. This critical position involves supervising the maintenance team, managing daily maintenance tasks, coordinating with vendors, and ensuring compliance with safety standards such as OSHA. The supervisor will be instrumental in maintaining the property’s overall condition through preventative maintenance, timely repairs, and efficient management of resources including tools, equipment, and supplies. The role also involves assisting with the recruitment, training, and performance monitoring of service, custodial, housekeeping, and grounds staff. The Maintenance Supervisor must be proactive in improving maintenance processes and methods, maintaining Material Safety Data Sheets (MSDS), and addressing service requests promptly including lock-out situations. Additionally, the supervisor will manage inventory and ordering supplies in alignment with the community manager’s directives, foster positive relationships with both internal teams and external vendors, and ensure a safe and clean work environment. Being on-call and responsive to urgent service issues outside regular hours is also a vital aspect of this position. Job Requirements
- Knowledge in HVAC, plumbing, and electrical

- Effective communication skills
- Property maintenance/handyman experience
- Supervisory experience preferred
Job Qualifications
- High school diploma or equivalent
- Proven experience in property maintenance or a related field
- Prior supervisory experience preferred
- Strong leadership and team management skills
- Knowledge of safety standards including OSHA
- Competency in handling maintenance tools and equipment
- Strong problem-solving skills
- Ability to train and mentor staff
- Excellent interpersonal and communication abilities
Job Duties
- Perform and schedule daily maintenance tasks including preparing vacant units for occupancy and preventative maintenance
- Assist with interviewing, screening, and making recommendations for any potential service, housekeeping/custodial, or grounds personnel in conjunction with the manager
- Assist in the subsequent training of all service, housekeeping/custodial, or grounds personnel
- Clean and maintain work areas, tools, and equipment
- Take the initiative to improve processes and maintenance methods
- Maintain MSDS sheets as well as replacement logs
- Hold the maintenance team accountable to ensure they are meeting expectations including attendance
- Schedule and assist in the supervision and selection of all vendor work
- Be responsible for the inventory, ordering, and delivery of all necessary supplies and equipment for the service, custodial and grounds departments under the direction and with the approval of the community manager
- Ensure OSHA (Occupational Safety & Health Act) standards and company safety policies are complied with at all times
- Handle all lock-outs as a result of evictions and take responsibility for 24-hour response to service requests
- Be available to work on an on-call basis
- Report unusual or extraordinary circumstances regarding the property or residents
- Remove snow and ice as necessary
- Ensure necessary tools are on hand
