Morgan Properties is currently seeking a dedicated Maintenance Technician to join its team at a 465-unit apartment community. This role offers a rewarding opportunity for candidates who take pride in their work, enjoy troubleshooting, and provide exceptional customer service to residents. The Maintenance Technician will be responsible for maintaining both the interior and exterior of the property, ensuring all service issues related to HVAC systems, general appliances, carpentry, electrical, and plumbing are promptly addressed. This position is hourly with a base pay range of $22.00 to $26.00 per hour. In addition to competitive pay, Morgan Properties provides numerous incentives including up to 50% rent discount, property staff shared renewal commissions, quarterly bonuses, and on-call appreciation pay. The role requires Monday through Friday commitment, 8:00 AM to 5:00 PM, along with participation in a paid rotating on-call schedule to respond to emergency maintenance needs. This schedule may be subject to change depending on business needs. Candidates must have an active driver’s license, access to a personal vehicle, and reside within a 30-minute commute of the property. HVAC, EPA, or CFC certifications are preferred.

Job Requirements
- Active, valid driver’s license and a personal vehicle
- Ability to live within a 30-minute commute of the property
- Availability for on-call rotating schedule
- Ability to respond to emergency maintenance events
- High school diploma or equivalent
Job Qualifications
- One year of related experience or an equivalent combination of education and experience
- HVAC, EPA, or CFC certification preferred
- Strong troubleshooting skills
- Excellent communication and customer service abilities
- Ability to work independently and as part of a team
Job Duties
- Troubleshoot service issues including HVAC, general appliance, carpentry, electrical and plumbing
- Maintain interior and exterior areas according to company standards, compliance requirements, and applicable laws
- Respond promptly and efficiently to maintenance service tickets
- Communicate clearly and professionally with residents and office staff regarding repairs and updates
