Morgan Properties is currently seeking an experienced Senior Service Technician to join their team. This full-time position is ideal for a hands-on leader who embraces a "Whatever It Takes" attitude, demonstrating ownership and accountability from day one. The role requires managing the physical upkeep of community properties to ensure compliance with company standards and all applicable regulations. As a Senior Service Technician, you will be tasked with leading, developing, and mentoring a team of maintenance professionals, guiding them in troubleshooting and repair across various systems including HVAC, electrical, plumbing, pool maintenance, carpentry, drywall, exterior structures, and appliances.
A key component of this role involves participating in a 24-hour on-call schedule, responding promptly to emergencies like snow, ice, or urgent community issues. The role requires excellent organizational skills to manage maintenance inventories efficiently and establish comprehensive schedules for on-call coverage, preventive maintenance, unit make-readies, and daily work orders. You will also be responsible for conducting routine inspections of buildings and vacant units to identify and address maintenance needs proactively. Working closely with the Service Manager, the Senior Service Technician must execute assigned tasks with a strong sense of urgency and accountability.

Job Requirements

Job Qualifications
- One-year certificate or equivalent education
- 2–4+ years of related experience
- HVAC/EPA/CFC certification preferred
- Ability to lead a team

Job Duties
- Lead, develop, and mentor the team in diagnosing problems and completing repairs
- Provide expert-level troubleshooting in HVAC, electrical, plumbing, pool maintenance, carpentry, drywall, exterior structures, and appliances
- Be accountable for a 24-hour on-call schedule, including personal availability for emergencies such as snow, ice, or urgent site issues
- Manage and organize inventory of all maintenance materials
- Establish and drive schedules - on-call coverage, preventive maintenance, make-readies, and daily work orders
- Conduct regular inspections of community buildings and vacant units
- Execute tasks assigned by the Service Manager with urgency and accountability
