Job Description
POAH Communities is a mission-driven organization dedicated to managing over 13,000 affordable housing apartments across the country. As a member of the Preservation of Affordable Housing, Inc. family, POAH Communities operates with a strong commitment to providing more than just safe and comfortable homes; they strive to create thriving environments where residents can truly succeed and feel empowered. With a professional team exceeding 500 members, the organization prides itself on excellence in affordable housing management, focusing on resident success and fostering community empowerment. This commitment positions POAH Communities as a leader in the affordable housing sector, helping to preserve and maintain quality housing that positively impacts neighborhoods and residents’ lives.
The role of a Property Inspector within POAH Communities, specifically for the Cincinnati Portfolio, is a critical position that demands experienced leadership and hands-on involvement in operational management. The successful candidate will be a knowledgeable and dynamic individual responsible for overseeing the quality and compliance of properties under POAH’s management. This includes ensuring that properties meet HUD regulations, property maintenance codes, and other relevant laws and ordinances related to affordable housing. The role requires a strong understanding of inspection criteria, zoning compliance, and property maintenance in relation to low-income housing tax credit programs.
The Property Inspector will conduct regular and thorough inspections of various property spaces including vacant units, commercial areas, common spaces, and internal and external maintenance areas. They will identify any maintenance or aesthetic concerns and work closely with property managers to address violations such as REAC and USPS issues. In addition to inspections, the role involves meticulous record-keeping through online tracking systems, managing work orders, and ensuring regulatory compliance. Communication is key, as the inspector must liaise with external agencies for obtaining necessary permits and documentation as well as respond promptly to resident complaints and inquiries.
This position requires strong administrative and organizational skills, proficiency in computer use including Microsoft Office and property management software such as Yardi, and the ability to understand financial statements related to apartment operations. Flexibility with hours and occasional travel within the region is expected. The Property Inspector plays a significant role in maintaining the high standards of POAH Communities’ portfolio, directly contributing to the organization’s mission of providing quality, affordable housing that helps residents thrive in their communities.
