The role of a Facility Maintenance Associate at SP+ is a dynamic and essential position focused on both facility upkeep and customer interaction. This position offers a pay rate of $20.00 per hour and requires an individual capable of operating with minimal supervision. Responsibilities include performing routine maintenance, housekeeping, and equipment servicing tasks within parking facilities to ensure they are clean, safe, and fully operational. Employees in this role are expected to maintain a high standard of appearance and functionality throughout the facility by handling tasks such as sweeping, trash removal, painting, replacing bulbs, and applying oil absorbents to spills.
In addition to maintenance duties, the Facility Maintenance Associate serves as a key customer service representative on-site. They assist visitors, resolve complaints, and maintain professional and courteous interactions with the public. This role extends to operating specialized maintenance equipment like sweepers and snow blowers, as well as performing safety checks on gate arms, ticket machines, and other relevant infrastructure to ensure smooth and secure operations.

Job Requirements
- High school diploma or equivalent
- Valid state-issued driver’s license with acceptable driving record
- Availability to work special shifts, including nights and weekends if needed
- Ability to speak clearly and listen attentively
- Ability to write clearly and interpret written information
- Maintain positive attitude and respond to service requests
- Adapt to work environment changes and unexpected events
- Exhibit sound judgment and react well under pressure
- Ability to read, write and interpret English
- Ability to lift and move 50 pounds regularly
- Ability to stand or walk for up to 8 hours
- Ability to climb, balance, stoop, kneel, crouch, twist, turn, stretch and bend frequently
- Ability to work outdoors in extreme weather conditions
- Willingness to perform manual labor and operate maintenance equipment
Job Qualifications
- High school diploma or equivalent
- Combination of experience and education considered
- Facility maintenance experience preferred
- Electrical or painting skills training a plus
- Valid state-issued driver’s license with a clean driving record required
- Ability to communicate clearly in English both orally and in writing
- Strong customer service skills
- Ability to adapt to changes and unexpected events
- Sound judgment and professionalism under pressure
- Ability to read and interpret written information
Job Duties
- Perform all maintenance and cleaning tasks noted in the checklists and as directed by the facility manager or supervisor
- Walk garage daily to note and correct any maintenance problems
- Sweep and pick up around the entrances and exits to the garage and stairwells as well as clean surface area rails on all levels, the booth, the office and rest rooms
- Empty all trashcans in the garage, the booth and the office
- Paint any and all areas of the facility as directed to ensure neat and clean appearance
- Replace burned out bulbs
- Apply oil absorbent to oil spills
- Submit requests for repairs or maintenance
- Check conditions of safety items such as gate arms to ensure clearance bars are secure
- Check ticket spitters and gates daily for proper operations, ticket supply, accuracy of time on clock and general appearance
- Provide ticket and record gate counters to the Manager
- Keep an inventory of janitorial supplies
- Maintain a garage/lot sweep sheet
- Operate automatic sweepers, scrubbers, outdoor equipment such as weed eater and lawnmowers
- Shovel, plow or blow snow from entrance or exit ramps and designated areas
- Report any violations of company policy, safety hazards or unusual occurrences
- Practice customer satisfaction keys and behaviors to ensure successful customer interactions
- Assist customers within the facility or as directed
- Resolve customer complaints independently or with aid of supervisor
- Cover other duties including cashier and attendant as needed
- Maintain a neat and clean appearance and wear complete uniform during shifts
- Perform other assigned duties
