Job Description

This job opening is with a residential property management company focused on maintaining and enhancing the living conditions and exterior appearance of apartment communities. This role is a non-exempt position, reporting directly to the Community Manager and Maintenance Supervisor.

The Maintenance Technician role is vital to the smooth day-to-day operations of the property’s maintenance and landscaping. The incumbent will be responsible for performing regular inspections of common areas, buildings, equipment, plumbing, and appliances, ensuring that everything is working correctly while also addressing any maintenance or beautification needs promptly. Typical duties include general landscaping such as trimming and cleanup, daily litter removal, use of leaf blowers and pressure washers, and painting as required. The role is also centered around maximizing revenue by ensuring upkeep complies with safety and aesthetic standards and completing service requests within 24 hours to avoid tenant dissatisfaction.

In addition to beautifying the property, the Maintenance Technician will assist in minimizing expenses by keeping up with preventive maintenance and inventory, coordinating supply orders with the maintenance supervisor, and promptly responding to maintenance emergencies. The role further involves ensuring that the property is always free of litter and visually inviting, maintaining common areas and amenity spaces such as the fitness center, pool, playground, and dog park, and planting seasonal flowers. Attention to detail and proactive communication with management about safety or appearance concerns are crucial to this position.

The work environment is physically demanding, requiring the ability to climb stairs, ladders, and scaffolds and to lift, push, carry, or pull loads ranging from 20 to 50 pounds. The incumbent will be expected to demonstrate professionalism, strong ethics, excellent customer service, teamwork, and a willingness to continuously improve their skills by attending seminars related to Fair Housing and maintenance best practices. The maintenance work includes both outdoor landscaping and indoor cleaning duties in various community spaces. Overall, this position is a key element in creating a safe, welcoming, and pleasant living environment for tenants while contributing to the property’s financial success and long-term viability.

Job Requirements

  • High school diploma or equivalent
  • Previous experience in property maintenance or landscaping preferred
  • Ability to climb stairs, ladders, scaffolds
  • Ability to lift 20-50 pounds frequently

Job Duties

  • Perform monthly inspections of all common areas, buildings, equipment, fixtures, plumbing and appliances
  • Perform general landscaping, trimming and cleanup
  • Perform daily removal of litter on property grounds
  • Operate leaf blower and pressure washer for beautification
  • Paint exterior and interior surfaces as necessary
  • Complete any service requests within 24 hours
  • Attend Fair Housing and maintenance seminars on a regular basis
  • Comply with all Fair Housing and Equal Housing opportunity requirements
  • Ensure that preventive repairs are done on a regular basis
  • Work closely with maintenance supervisor to communicate needed supplies and to discuss vendor orders
  • Maintain an inventory of tools, supplies and materials
  • Immediately respond to maintenance emergency situations
  • Ensure property is always free of litter
  • Maintain the appearance of the common areas and leasing office
  • Promptly notify manager of safety concerns or deficiencies in property appearance
  • Pick up and maintain the cleanliness of the property grounds
  • Clean the office, lobby, clubhouse, including empty trash
  • Clean the property amenities including fitness center, sports court, dog park, pool and spa, laundry room, model unit, playground, dog wash room, lounge, bike room, package room, barbeques, sitting areas
  • Plant seasonal flowers
