The Service Manager at BH holds a critical leadership role within a community housing up to 299 units. Reporting directly to the Community Manager, this position involves managing a team responsible for maintaining and repairing building facilities to ensure operational excellence and resident satisfaction. The Service Manager is tasked with preparing work schedules, assigning tasks, and overseeing the quality of maintenance work. Their responsibilities extend to participating in new construction projects or modifications to existing structures, applying complex technical skills, and managing inventories and budgets related to property maintenance.

This role demands a strong commitment to customer service, both internal and external, and professionalism aligned with BH's company values. The position requires proactive engagement in safety and skill training, ensuring compliance with Occupational Safety and Health Administration (OSHA) regulations and other applicable codes and policies. The Service Manager also performs regular property and grounds inspections to identify maintenance needs and liability hazards, conducting quality control on repair work and maintenance standards. A key function of this leadership role is to foster a productive and collaborative work environment, guiding maintenance employees, assessing their training needs, and ensuring consistent communication and performance.

To excel as a Service Manager at BH, candidates should have at least four years of progressive maintenance and safety experience in a multifamily environment, with strong organizational and computer skills to coordinate and respond efficiently to resident or management requests. Required certifications such as EPA Core, Type I-Appliances, Type II-HVAC, and Certified Pool Operator are necessary, along with possession of industry-specific hand tools. Physical demands include lifting 50 pounds, constant movement including bending, stooping, and climbing stairs, as well as operating motorized equipment and handling exposure to varied weather conditions. The work schedule is Monday through Friday with potential for overtime and rotating on-call duties, reflecting the dynamic nature of property management needs.

Job Requirements

  • Minimum of four years of progressive maintenance and safety experience
  • Experience managing maintenance for up to 299 units in one community
  • Advanced computer skills and industry-specific technology experience
  • Ability to independently perform and prioritize manual tasks
  • High school diploma is a plus
  • Possession of EPA Core, Type I-Appliances, Type II-HVAC, Certified Pool Operator certifications
  • Must provide own hand tools
  • Ability to lift at least 50 pounds
  • Ability to perform full range of motion including standing, walking, bending, stooping, crawling, and climbing stairs
  • Willingness to work in all weather conditions
  • Ability to operate motor equipment or vehicles onsite
  • Must have means to travel locally or overnight by automobile or airplane if required

Job Duties

  • Complete maintenance employee schedules and communicate assignments to staff
  • Participate in site staffing needs with Community Manager
  • Assess training needs of employees and coordinate training
  • Ensure safety and skill training for maintenance employees
  • Conduct daily property and grounds inspections and assign repairs
  • Comply with OSHA and safety regulations
  • Inspect, maintain, install, repair, replace, and clean equipment
  • Implement and document preventive maintenance programs
  • Ensure team compliance with company policies and procedures
  • Maintain and secure property-issued tools
  • Share on-call responsibilities including inclement weather response
  • Respond to resident requests per company standards
  • Perform other assigned duties
