As a Service Manager at BH, your role is pivotal in coordinating the repair and maintenance efforts of building and facilities personnel for communities of up to 299 units. Reporting directly to the Community Manager and overseeing a maintenance team, you will manage work schedules, assign tasks, and ensure repair standards meet the company’s expectations. Your responsibilities might extend to new construction projects or renovations within the properties. Additionally, you will be expected to handle a variety of complex tasks, maintain inventory for maintenance supplies, and monitor the monthly maintenance budget effectively. Your role emphasizes not just the outcomes but also the manner in which those outcomes are achieved, reflecting BH’s people-first and quality-driven culture.
You will be responsible for training and safety compliance, working closely with maintenance staff to implement safety protocols and OSHA standards. You will conduct daily property and grounds inspections to identify necessary maintenance work and potential hazards, assuring all repairs and rehab projects are completed to BH’s high standards. Your role also involves monitoring resident satisfaction feedback related to property maintenance and driving team follow-through to meet resident expectations promptly.
Strong knowledge of mechanical repair methods and tools is essential, as you will be involved in inspecting, repairing, installing, and maintaining various mechanical equipment on-site, including sourcing and fitting new systems or components. Preventative maintenance program adherence, documentation, and team compliance with BH’s policies are core to your duties. You will ensure the maintenance and security of company-issued tools and share on-call responsibilities to respond to emergency maintenance requests, including inclement weather events.

Job Requirements
- Minimum of four years of progressive maintenance and safety experience
- Experience managing maintenance for up to 299 units in one community
- Advanced computer skills and industry-specific technology knowledge
- Ability to perform manual and task-oriented work independently
- Skill in prioritizing tasks and assigning them to a team
- High School diploma is a plus
- Required certifications include EPA Core, Type I-Appliances, Type II-HAVC, Certified Pool Operator
- Must provide own industry-specific hand tools
- Ability to lift at least 50 pounds
- Full range of motion with upper and lower body and ability to perform continuous physical activities
- Exposure to all weather conditions
- Ability to operate motor equipment or vehicles onsite
- Ability to travel locally or overnight as required
Job Qualifications

Job Duties
- Complete maintenance employee schedules and communicate assignments to staff
- Participate in staffing needs assessment with Community Manager
- Provide and coordinate safety and skill training for maintenance employees
- Conduct daily property and grounds inspections to identify maintenance needs and hazards
- Assign and oversee repairs including rehabilitation and construction projects
- Ensure compliance with OSHA and other safety regulations
- Inspect, maintain, install, repair, and replace mechanical equipment and components
- Implement and document preventive maintenance programs
- Maintain and secure property-issued tools
- Share on-call responsibilities and respond to resident service requests
- Perform other duties as assigned
