The Service Manager BTR (Build to Rent) role is a pivotal, full-time onsite position that reports directly to the Community Manager BTR. This experienced role involves overseeing and coordinating maintenance activities across one to four communities, requiring multiple site visits weekly. As Service Manager BTR, you will mobilize the maintenance team to ensure timely repairs and upkeep of buildings and facilities, managing daily and weekly schedules, assigning tasks, and guaranteeing the quality of work delivered. You will oversee new construction projects and modifications, align maintenance efforts with safety standards and industry regulations, and control inventory supplies and monthly maintenance budgets effectively. This role demands a strong customer service commitment, both internally and externally, where professionalism and courteous representation of BH’s values are essential.
The ideal candidate will showcase strong organizational skills, the ability to work independently, and excellent time management. This position requires hands-on leadership, a positive and team-oriented attitude, and the capability to handle various property management challenges ranging from HVAC systems to pool maintenance. Job Requirements
- Minimum two years progressive maintenance experience
- Knowledge of heating, air conditioning, plumbing, electrical, roofing, framing, foundations
- Working knowledge of building maintenance and repair programs
- Ability to work remotely
- Positive and motivating team-oriented attitude
- Strong organizational skills
- Basic computer literacy
- Ability to work independently with excellent time management
- Strong communication and interpersonal skills
- Ability to work with diverse groups
- Own industry-specific hand tools
- Valid driver’s license and reliable transportation
- Ability to travel and work onsite up to 95% of time
- HVAC certification
- EPA Type II domestic HVAC certification
- Certified Pool Operator (CPO)
- CAMT preferred or ability to obtain within first year
- HVAC supply purchasing and bidding experience helpful
- EPA 410A certification preferred
- Knowledge of microbial growth a plus
Job Qualifications

Job Duties
- Complete weekly/daily maintenance schedules and communicate assignments to staff
- Assist with property tours daily to identify maintenance needs and hazards
- Repair or assign repair of hazards to maintenance team
- Use personal vehicle for transporting tools
- Use independent judgment to prioritize tasks and handle emergencies
- Maintain grounds and property appearance including rehab and construction projects
- Manage security and upkeep of property tools
- Stay informed on maintenance industry regulations and apply them
- Participate in staffing needs with Community Manager
- Assess employee training needs, coordinate and schedule training
- Complete written property safety audits as needed
- Perform other duties as assigned
