The Maintenance Manager at Balfour Beatty Communities plays a critical role in overseeing and directing the maintenance team, which includes technicians and grounds personnel responsible for the upkeep of assigned residential communities. This leadership role encompasses ensuring the delivery of high-quality workmanship and exceptional customer service on all maintenance tasks, including change-of-occupancy work, resident service requests, and property work orders. The Maintenance Manager holds full responsibility for the coordination, documentation, and timely response to emergency and urgent work orders, working hand-in-hand with environmental and safety teams to maintain compliance with Fair Housing requirements and internal standards. Job Requirements
- High school diploma or GED required
- College courses or technical school training strongly preferred with relevant trade certifications and licenses
- Minimum of three years of property management or maintenance operations experience
- Minimum of one year of supervisory or team leadership experience
- Strong understanding of OSHA regulations and safety compliance requirements
- Effective written and verbal communication skills with interpersonal abilities
- Proficient in Microsoft Office Suite
- Experience with Yardi property management software preferred
- Must be available for night and weekend emergency call duty
- Strong understanding of work order classifications and environmental compliance requirements
- Proven project coordination and communication skills
- Possession of a valid state-issued driver’s license and safe driving record
Job Qualifications

Job Duties
- Provide comprehensive management oversight across daily operations, financial reporting, inventory control and procurement, customer service, recruitment, training and performance management
- Direct and support grounds and landscaping teams to maintain company curb appeal standards
- Oversee maintenance technicians’ work including plumbing, electrical, HVAC, drywall, painting, fencing, glass repair, roofing, siding, doors, trim, tile, flooring, stair and railing repair, locksmith services, cabinetry and countertop work
- Train and supervise maintenance employees on safety practices including lockout/tagout procedures and PPE use
- Organize and assign work orders to ensure timely response, quality of work, and customer service
- Track and report key metrics like response times and completion rates to support continuous improvement
- Coordinate with Environmental Specialists, vendors, and maintenance staff to ensure compliance and timely completion of environmental work orders
- Verify environmental compliance and documentation on work orders
- Prepare reports related to environmental work orders including home histories, response times, and trend analyses
- Oversee ordering and procurement of maintenance supplies and ensure Safety Data Sheets are current and compliant
- Maintain OSHA logs and ensure safety documentation is up to date
- Ensure company standards are met for emergency, urgent, routine, and preventive maintenance
- Manage preventive maintenance program for HVAC, building, grounds, pools, water parks, and playgrounds
- Enforce safety and housekeeping standards in alignment with the ZERO Harm Journey Plan
