The Maintenance Manager role at Balfour Beatty Communities is a pivotal position responsible for directing and overseeing a team of maintenance technicians, as well as roads and grounds personnel, within an assigned residential community. This leadership role ensures that all maintenance operations uphold the company's high standards of quality, workmanship, and customer service. The Maintenance Manager plays a critical role in the execution of change-of-occupancy maintenance, resident service requests, and property work orders, ensuring full compliance with Fair Housing regulations and other relevant policies.

In addition to managing routine maintenance activities, the Maintenance Manager oversees all emergency and urgent work orders, coordinating closely with environmental and safety teams to guarantee timely responses, accurate documentation, and proper completion of all related tasks using the Yardi property management software system. The role requires comprehensive management oversight across multiple functions, including daily operations, financial reporting, inventory control and procurement, customer service, recruitment and training of staff, and performance management. The Maintenance Manager also leads efforts to maintain appealing community grounds and landscaping, ensuring all properties consistently meet or exceed company curb appeal standards.

This position demands strong supervisory skills to effectively manage maintenance technicians working across diverse trade disciplines such as plumbing, electrical, HVAC, drywall, painting, fencing, roofing, and more. Training and coaching maintenance employees on safety practices—including lockout/tagout procedures, the use of personal protective equipment, and compliance with workplace safety requirements—is a key responsibility. The Maintenance Manager is tasked with organizing and assigning work orders to meet established performance standards, tracking critical metrics like response times and completion rates, and fostering continuous improvement and accountability within the team.

Environmental compliance is another vital aspect of this role, involving coordination with Environmental Specialists and vendors to ensure safety and timely completion of environmental-related work orders, proper documentation, and adherence to regulatory requirements. The Maintenance Manager also manages procurement of maintenance supplies and maintains OSHA logs and safety documentation to stay compliant with applicable regulations.

Overall, the Maintenance Manager position is ideal for a candidate with a minimum of three years of property management or maintenance operations experience, combined with supervisory skills and a strong understanding of facilities management and OSHA safety standards. Proficiency with Microsoft Office and familiarity with Yardi software are preferred. Job Requirements

  • Minimum of three years of property management or maintenance operations experience
  • Minimum of one year of supervisory or team leadership experience
  • Comprehensive knowledge of all phases of property and facilities management
  • Ability to exercise sound judgment in assigning, directing, and evaluating work
  • Strong understanding of OSHA regulations and safety compliance requirements
  • Effective written and verbal communication skills with strong interpersonal abilities
  • Proficient in Microsoft Office Suite (Word, Excel, Outlook)
  • Experience with Yardi property management software preferred
  • Must be available for night and weekend emergency call duty as needed
  • Strong understanding of work order classifications, environmental compliance requirements, and emergency response procedures
  • Proven project coordination and communication skills
  • Possession of a valid, state-issued driver’s license and safe driving record

Job Duties

  • Provide comprehensive management oversight including daily operations, financial reporting, inventory control, procurement, customer service, recruitment, training, and performance management
  • Direct and support grounds and landscaping teams to maintain property curb appeal
  • Oversee performance and quality of maintenance technicians across plumbing, electrical, HVAC, drywall, painting, fencing, roofing, and other disciplines
  • Train and supervise maintenance employees on safety practices including lockout/tagout and PPE usage
  • Organize and assign work orders ensuring timely response, quality, and customer service
  • Track and report on work order metrics for continuous improvement
  • Coordinate with environmental specialists and vendors on environmental-related work orders ensuring compliance and documentation
  • Oversee ordering and procurement of maintenance supplies and ensure safety data sheets are current
  • Maintain OSHA logs and ensure safety documentation compliance
  • Manage emergency, urgent, routine, and preventive maintenance requests
  • Enforce safety and housekeeping standards following the company’s ZERO Harm Journey Plan
