The Maintenance Manager role at Balfour Beatty Communities is instrumental in sustaining this commitment by overseeing and directing a maintenance team within an assigned residential community. This position demands comprehensive management of maintenance technicians, as well as roads and grounds personnel, ensuring accountability, quality workmanship, and adherence to customer service standards. The Maintenance Manager plays a pivotal role in managing change-of-occupancy maintenance, resident service requests, and routine property work orders while remaining compliant with Fair Housing requirements. Beyond routine tasks, this role encompasses critical responsibilities related to emergency and urgent work orders with a strong collaboration focus alongside environmental and safety teams to guarantee timely responses, accurate documentation, and proper completion through Yardi property management software.
In addition to operational oversight, the Maintenance Manager is charged with maintaining high standards in groundskeeping and landscaping to ensure curb appeal meets company benchmarks. They must possess advanced knowledge across a broad range of technical disciplines, including electrical, plumbing, HVAC, roofing, painting, locksmith services, and more. The role involves training and coaching maintenance staff on safety practices and compliance with OSHA regulations, reinforcing the organization’s ZERO Harm Journey Plan designed to cultivate a robust culture of safety and accountability. The position requires strong organizational skills to assign work orders efficiently, track execution metrics, manage procurement of supplies, maintain safety documentation such as OSHA logs and Safety Data Sheets (SDS), and oversee preventive maintenance programs aimed at optimal system performance and resident safety.
Candidates for the Maintenance Manager role will need a solid background in property management, demonstrated leadership and supervisory experience, and a deep understanding of maintenance operations. The position demands excellent communication skills, project management capabilities, and proficiency with Microsoft Office and ideally Yardi software. Typical physical demands include regular handling of tools and equipment as well as frequent physical activities like standing, reaching, and lifting. Job Requirements
- High school diploma or GED required
- College courses or technical training preferred
- Relevant trade certifications and licenses preferred
- Minimum of three years property management or maintenance operations experience
- Minimum of one year of supervisory or leadership experience
- Strong knowledge of property and facilities management
- Ability to exercise sound judgment in work assignment and evaluation
- Strong understanding of OSHA regulations and safety compliance
- Effective communication and interpersonal skills
- Proficiency in Microsoft Office
- Experience with Yardi preferred
- Availability for night and weekend emergency calls
- Strong knowledge of work order classifications and environmental compliance
- Proven project coordination and communication skills
- Valid state-issued driver’s license and safe driving record
Job Qualifications

Job Duties
- Provide comprehensive management oversight across daily operations, financial reporting, inventory control, procurement, customer service, recruitment, training, and performance management for a maintenance team
- Direct and support grounds and landscaping teams to maintain company curb appeal standards
- Oversee maintenance technicians’ work quality across multiple disciplines such as plumbing, electrical, HVAC, roofing, and locksmith services
- Train and supervise employees on safety practices, lockout/tagout procedures, and use of personal protective equipment
- Assign and organize work orders to ensure response times, quality, and customer service meet standards
- Track and report key work order metrics for continuous improvement
- Coordinate with environmental specialists and vendors for compliant completion of environmental work orders
- Verify work orders meet environmental requirements and include complete documentation
- Prepare and compile environmental reports for compliance monitoring and improvement
- Manage maintenance supply procurement and maintain current Safety Data Sheets
- Maintain OSHA logs and ensure safety documentation compliance
- Ensure emergency, urgent, and preventive maintenance adhere to company standards
- Oversee the preventive maintenance program for HVAC, equipment, infrastructure, and recreational facilities
- Enforce safety and housekeeping standards in alignment with the ZERO Harm Journey Plan
