The role of Maintenance Manager within Sonesta International Hotels is a critical leadership position responsible for the upkeep and maintenance of the hotel’s physical environment. The Maintenance Manager serves as the on-site leader who oversees building, grounds, and equipment conditions to ensure the property operates efficiently and safely. This role typically involves supervising one to two maintenance workers, directing their efforts, and maintaining a well-organized maintenance shop that safeguards the security of tools, supplies, and hotel assets such as furniture, fixtures, and equipment.

The Maintenance Manager’s responsibilities include performing maintenance repairs and preventative maintenance across multiple hotel areas such as guest rooms, laundry and kitchen refrigeration systems, HVAC systems, swimming pools, and even snow removal, when applicable. Their duties extend beyond just reactive repairs; they are integral in implementing a preventative maintenance program designed to minimize downtime, reduce expenses, and prolong the life of the hotel’s infrastructure. This position also requires managing inventory carefully to reduce waste and maintain cost control.

An essential aspect of the role is ensuring compliance with safety standards and legal regulations, including life safety systems and vehicle maintenance for company vehicles. The Maintenance Manager is expected to collaborate closely with the hotel’s General Manager to recruit, train, and develop the maintenance team while fostering a culture rooted in quality service and teamwork. They are also charged with managing budgets for the maintenance department and using technology platforms like PM Works to track work orders and service recovery procedures.

Job Requirements

  • Advanced vocational training plus two years of experience in general building maintenance or construction or equivalent combination of education and experience
  • Professional certification and license required by law
  • Previous background from the extended stay industry or apartment building maintenance management preferred
  • Specialized knowledge of basic plumbing, carpentry, electricity, and equipment mechanics
  • Ability to prioritize and organize work assignments
  • Ability to speak, read, and write fluent English
  • Other languages beneficial
  • Reading and writing abilities required to document tasks completed, order supplies, receive instructions, and read equipment manuals including safety information
  • Mathematical skills including basic math, budgeting, profit/loss concepts, percentages, and variances
  • Problem solving, reasoning, motivating, organizational and training abilities
  • Experience with Microsoft Office preferred
  • Ability to travel including some overnight travel
  • Valid driver’s license required
  • Frequently standing up, bending, climbing, kneeling, and moving about the facility
  • Frequently handling objects and equipment to maintain the facility
  • Regular use of commercial chemicals
  • Carrying, lifting or pulling items weighing up to 75 pounds
  • Will be required to work mornings, evening, weekends, and holidays

Job Duties

  • Deliver on the promise of Sonesta service in all interactions with guests and clients
  • Manage according to the Sonesta G.U.E.S.T. standards and instill a passion for customer service in all associates of the hotel
  • Create processes and procedures to ensure the hotel is properly maintained and clean
  • Ensure all staff is properly trained and have the tools and equipment needed to effectively carry out their job functions
  • Partner with the General Manager to recruit, train, develop, and manage the Maintenance staff
  • Specialized knowledge of basic plumbing, carpentry, electricity, and equipment mechanics
  • Perform maintenance and repair work on the interior and exterior of buildings, hotel rooms and contents, laundry and kitchen/refrigeration equipment, lighting, heating, air conditioning (HVAC), ventilation, and water treatment systems, swimming pool (if applicable), and snow removal
  • Ensure that equipment is prepared and operational for the following day’s work
  • Perform preventive maintenance as outlined in the PM Works program including inspecting building, furniture, bathrooms, guest rooms, and all equipment to ensure proper functioning
  • Monitor and secure inventory
  • Follow established ordering procedures to replenish supplies and inventory
  • Minimize waste
  • Take responsibility for and inform management of hazardous situations, emergencies or threats to the security of guests, associates or hotel assets
  • Responsible for testing, maintenance and repair of all hotel life safety systems
  • Provide input for the annual department operating budget
  • Promote teamwork and quality service through daily communication and coordination with other departments
  • Ensure the proper process is in place to manage and report on human resources and benefits within the Maintenance department including recruiting, onboarding, training, performance management, and offboarding of associates
  • Enforce hotel standards, policies, and procedures within the maintenance department
  • Manage and report on the proper use, maintenance and location of all supplies provided to the Maintenance department
  • Manage and report on the purchasing of all supplies needed to manage the maintenance department
  • Utilize PM Works to implement appropriate service recovery guidelines to ensure complete guest satisfaction
  • Promote safety by proper use and wearing of all protective equipment and uniforms
  • Act as Manager on duty as required
  • Ensure compliance with federal, state and local laws regarding health and safety services
  • Perform other duties as assigned
