Job Requirements
- High school diploma or GED required
- College courses or technical school training strongly preferred
- Relevant trade certifications and licenses preferred
- Minimum of three years property management or maintenance experience
- Minimum of one year supervisory or team leadership experience
- Comprehensive knowledge of property and facilities management
- Ability to exercise sound judgment in assigning, directing, and evaluating work
- Strong understanding of OSHA regulations and safety compliance requirements
- Effective written and verbal communication skills
- Proficient in Microsoft Office Suite
- Experience with Yardi property management software preferred
- Must be available for night and weekend emergency call duty
- Strong understanding of work order classifications, environmental compliance, and emergency response
- Proven project coordination and communication skills
- Possession of a valid state-issued driver’s license and safe driving record

Job Duties
- Provide comprehensive management oversight across daily operations, financial reporting, inventory control and procurement, customer service, recruitment and selection, training and development, and performance management
- Direct and support grounds and landscaping teams to ensure properties meet curb appeal standards
- Oversee maintenance technicians’ work in plumbing, electrical, HVAC, drywall, painting, fencing, roofing, glass repair, doors, flooring, locksmith services, cabinetry and countertop work
- Train and supervise maintenance employees on safety practices including lockout/tagout procedures and personal protective equipment use
- Organize and assign work orders to meet response times, quality standards, and customer service expectations
- Track and report key work order metrics such as response times, completion rates, and data accuracy
- Coordinate with environmental specialists, vendors, and staff to ensure safe and compliant completion of environmental work orders
- Verify work orders meet environmental requirements with complete documentation
- Prepare reports on environmental work orders including histories and trend analyses
- Oversee ordering and procurement of maintenance supplies ensuring safety data sheets are current
- Prepare and maintain OSHA logs and ensure safety documentation compliance
- Manage preventive maintenance programs for HVAC, building infrastructure, pools, water parks, and playgrounds
- Enforce safety and housekeeping standards aligned with the company’s ZERO Harm Journey Plan
