The Maintenance Manager role at Balfour Beatty Communities is a vital leadership position within the property management structure. This full-time role involves managing and directing a team of maintenance technicians as well as roads and grounds personnel to ensure that all maintenance tasks meet rigorous company standards for workmanship, quality, and customer satisfaction. Supporting residential communities, the Maintenance Manager ensures compliance with Fair Housing regulations, oversees emergency and urgent work orders, and coordinates closely with environmental and safety teams to maintain safe and high-quality conditions within the properties. This role requires comprehensive oversight of maintenance operations including inventory control, financial reporting, staff development, and performance management. The Maintenance Manager leads efforts related to change-of-occupancy preparation, resident service requests, and property work orders, making certain that all maintenance activities are executed timely and accurately with documentation maintained in the Yardi property management system.
Responsibilities extend to training and supervising maintenance employees on workplace safety practices such as lockout/tagout and use of personal protective equipment. The role also involves managing grounds and landscaping teams to maintain appealing community exteriors that enhance curb appeal standards. Additionally, the Maintenance Manager is responsible for ensuring preventive maintenance programs for HVAC and infrastructure systems operate effectively and comply with company and safety regulations. Job Requirements
- High school diploma or GED required
- College courses or technical school training preferred
- Relevant trade certifications and licenses preferred
- Minimum three years experience in property management or maintenance operations
- Minimum one year supervisory or team leadership experience
- Strong knowledge of property and facilities management
- Ability to exercise sound judgment in directing work
- Strong understanding of OSHA safety requirements
- Effective communication and interpersonal skills
- Proficiency with Microsoft Office Suite
- Experience with Yardi software preferred
- Availability for night and weekend emergency call duty
- Strong knowledge of work order classifications, environmental compliance, and emergency response
- Valid state-issued driver’s license and safe driving record
Job Qualifications

Job Duties
- Provide comprehensive management oversight across daily operations, financial reporting, inventory control and procurement, customer service, recruitment and selection, training and development, and performance management
- Direct and support grounds and landscaping teams to maintain properties and meet curb appeal standards
- Oversee maintenance technicians’ performance in disciplines such as plumbing, electrical, HVAC, drywall, painting, fencing, roofing, doors, trim, flooring, locksmith services, and cabinetry
- Train and supervise maintenance staff on safety practices including lockout/tagout and PPE use
- Organize and assign work orders ensuring timely response, quality work, and customer service
- Track and report work order metrics to support continuous improvement
- Coordinate with Environmental Specialists and vendors for safe and compliant completion of environmental work orders
- Verify work order compliance and documentation accuracy
- Prepare environmental reports and maintain safety documentation including OSHA logs
- Manage preventive maintenance programs for HVAC, equipment, pools, playgrounds, and infrastructure
- Enforce safety and housekeeping standards aligned with the company’s ZERO Harm Journey Plan
