We are currently seeking a motivated Maintenance Helper A to join our team in a temporary capacity with potential for permanent placement. This role provides an excellent opportunity for hands-on experience in industrial maintenance within a manufacturing facility environment. Reporting directly to the Building Engineer, the Maintenance Helper A supports skilled technicians by assisting in various maintenance tasks, troubleshooting equipment, and ensuring smooth operation of building systems. As a union position (Local 1), this role comes with competitive hourly pay, currently set at $28.23 per hour. The work schedule is Tuesday through Saturday from 8 AM to 4:30 PM, allowing for Sundays and Mondays off. Upon successful completion of 90 days, employees become eligible for a 25% apartment discount, and additional perks include a phone stipend of $50 monthly and a student loan repayment program that offers $100 toward student loans monthly.
Responsibilities of this position include identifying and rectifying residential unit and building issues as directed by the Building Engineer, coordinating repairs with third-party vendors, managing seasonal property maintenance such as snow removal, and responding to resident service requests within established service level agreements. The Maintenance Helper A plays a critical role in collaborating with project management personnel and other team members to ensure property accessibility and safety. Moreover, incumbents are expected to maintain the cleanliness and appearance of properties, perform custodial duties such as sweeping and mopping, and provide top-notch customer service through positive resident interactions. This role demands physical stamina, mechanical aptitude, and the ability to operate a variety of hand and power tools, as well as mechanical equipment like motors, pumps, and compressors.
Ideal candidates will have a high school education or equivalent and at least one year of full-time maintenance experience or related field knowledge. EPA certification is preferred or must be obtained within 90 days of hire. Proficiency in computer applications including Microsoft Outlook and the Microsoft Suite is essential to document tasks and communicate effectively. The position also requires a valid driver’s license, personal vehicle, and a smartphone with either iPhone or Android operating systems to use the company’s mobile app. This app is integral for documenting work performed on the job. Candidates must uphold a professional appearance, maintain open communication with internal staff and external vendors, and demonstrate a detail-oriented approach to maintenance tasks. Strong reasoning skills and the ability to work independently or collaboratively are vital for success in this role.

Job Requirements

- Ability to meet physical requirements including bending, stooping, climbing stairs and ladders, lifting over 50 lbs with assistance
- Ability to document maintenance and complete forms, review manuals and instructions, read cautionary labels
- Ability to communicate verbally and through listening with staff, vendors, and residents
- Willingness to respond to emergency calls and travel to assigned properties
- Will work indoors and outdoors in all conditions, often for extended periods
Job Qualifications
- High school education or equivalent
- EPA certified or willing to obtain certification within 90 days of hire
- Proficiency with computers and technological systems (Outlook, Microsoft Suite, etc.)
- Minimum of one-year full-time maintenance experience or experience in related field
- Preferred knowledge of and experience repairing mechanical systems – plumbing, electric, HVAC, hot water heaters, etc.
Job Duties
- Identify building and residential unit issues, rectify issues as directed by Building Engineer and coordinate access/repairs with third party vendors as needed
- Maintain exterior of assigned property(ies) as needed, meeting seasonal needs (e.g. operating snow removal machines, etc.)
- Complete resident service requests within specified service level agreements (SLAs) and respond to after-hours calls (when scheduled to do so)
- Monitor the cleanliness of properties and carry out janitorial services as needed, for instance, assisting with apartment turns
- Collaborate with Project Management personnel and other team members to allow access to property(ies) and retail spaces
- Schedule preventative maintenance (i.e. HVAC filter replacement, rod sewer lines, etc.) and proactively anticipate maintenance needs around the property(ies)
- Assist in custodial work (e.g. sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc.) and grounds work when necessary
- Report any water infiltration or mold and treat with high priority, especially cases where excessive water infiltration and growth are found
- Provide exceptional customer service through stellar and regular interactions with residents
