Job Duties
- Maintains relationships with residents, company team members, and vendors on a professional level at all times
- answers incoming calls professionally, timely and transfers to the appropriate individual
- strives to provide quality service and demonstrates attention to detail
- notifies manager immediately of emergencies and safety issues that can cause harm
- conducts daily courtesy next day follow up calls to residents following completed repairs
- follows through on resident problems to satisfactory resolution and communicates problems to manager for direction
- determines approximate repair time, number of personnel, and parts or equipment required for service call
- partners with resident manager to assure reported repair request needs and supply orders are addressed promptly
- processes unfinished work orders and reschedules follow up repair directly with resident
- prepares work orders for scheduling based on priority of repair and skill of technicians
- processes all field maintenance reports by creating work orders then partnering with manager for most efficient and cost effective repair procedure
- prepares and monitors notices and reports daily per company policies
- maintains property records to ensure compliance with all fire, health and safety ordinances
- coordinates all city housing, insurance, lender, property owner and preventative maintenance inspections and programs
