The role of Maintenance Associate at Morningstar Properties is a part-time position perfect for a hands-on individual who enjoys problem-solving and working independently in an active environment. This position involves maintaining and improving the facility to ensure it remains a safe, clean, and attractive place for customers and team members. Responsibilities include routine and preventative maintenance across various systems such as HVAC, electrical, plumbing, carpentry, painting, and minor roofing repairs. The Maintenance Associate takes ownership of the property's appearance and grounds by managing landscaping, cleaning, trash removal, restrooms, units, and common areas. Working with a high degree of autonomy, the Maintenance Associate performs scheduled maintenance tasks, conducts property walkthroughs, and uses problem-solving skills to identify and fix issues efficiently and safely. This role requires effective communication with the Property Manager and other team members to keep everyone informed of maintenance status, needs, or delays. It also emphasizes maintaining an organized workspace and prioritizing safety and security in every task. This position offers a flexible schedule and fosters a respectful, cooperative work environment where teamwork and customer relations are highly valued.

Job Requirements

  • past maintenance and/or janitorial experience required
  • high school diploma or GED preferred
  • valid driver’s license in the state of employment required
  • ability to move comfortably around the property
  • ability to frequently stand, walk, sit, and move freely throughout the property
  • ability to climb up a ladder and stoop, kneel, crouch, or crawl
  • ability to regularly lift up to 50 pounds
  • self-motivated, dependable, and comfortable working independently
  • positive, team-oriented attitude
  • willingness to work a flexible schedule

Job Qualifications

  • past maintenance and/or janitorial experience

Job Duties

  • maintain a safe, clean, and welcoming environment for customers and team members
  • take ownership of the property’s appearance and grounds, including landscaping, cleaning, trash removal, restrooms, units, and common areas
  • perform routine and preventative maintenance on facility systems such as HVAC, electrical, plumbing, painting, carpentry, and minor roofing repairs
  • complete daily, weekly, and monthly maintenance checklists accurately and on schedule
  • complete routine maintenance and upkeep of company truck
  • identify maintenance issues early and use problem-solving skills to complete repairs efficiently and safely
  • conduct regular property walk throughs and work independently, adapting to new tools and technology
  • communicate effectively with Property Manager and teammates
  • foster a respectful and cooperative environment
  • keep tools, supplies, and workspaces organized and in good working order
  • complete all tasks with safety and security as priorities
  • perform other related duties as assigned
