The Maintenance Technician role at Dial plays a critical part in maintaining the physical condition and aesthetic standards of the community. As a Maintenance Technician, you will be responsible for executing maintenance requests promptly, diagnosing problems in various areas such as HVAC, electrical systems, plumbing, carpentry, and more, and performing repairs to uphold the safety and visual appeal of the property. This position requires a balance of technical proficiency and customer service aptitude, as you will frequently interact with residents and respond to their concerns with professionalism and courtesy. Your efforts contribute directly to resident satisfaction, community upkeep, and operational efficiency. Job Requirements

  • High school graduate or GED
  • Must be age 18 or older
  • 1-year experience in property management maintenance performing the duties associated with a Maintenance Technician
  • Must possess valid driver’s license
  • Handyman skills

  • Able to frequently use general maintenance tools, supplies and equipment

  • Ability to be on-call as required
  • Able to multi-task and perform in fast paced environment
  • Basic arithmetic skills for calculations and analysis
  • Demonstrate a high level of service delivery
  • Occasionally operate general office equipment

Job Duties

  • Diagnose and repair problems in areas such as HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.) and waste management systems
  • Complete assigned service requests and repairs consistent with company standards and in a safe and timely manner
  • Perform turn-key work to ensure vacant apartment homes are rent ready promptly
  • Maintain customer service standards by responding to resident requests and resolving problems and complaints
  • Follow company policies and promote safe work practices among on-site staff
  • Ensure compliance with all federal, state and local laws including Fair Housing regulations, building codes and environmental laws
  • Assist with organizing and prioritizing service requests and general maintenance tasks
  • May drive company vehicle for community and social destinations if required
  • May supervise the work of other team members and outside contractors
  • Perform duties with urgency and high accuracy
  • Occasionally work weekends for special events, snowstorms or emergencies
  • Other duties as assigned
