The role available is for a Part-time Leasing Specialist on the Founders 3 Team based in Madison. This position offers an opportunity to join a company that invests in its employees and provides avenues for career advancement. The preferred work schedule is Monday through Friday, from 1:00 pm to 5:00 pm or 2:00 pm to 6:00 pm, depending on individual availability. Compensation ranges from $20.00 to $22.00 per hour, reflecting a strong commitment to valuing employee contributions. As a Leasing Specialist, your main responsibility will be to provide outstanding customer service while maintaining positive relationships with residents, property owners, vendors, and prospective tenants at the managed apartment community. Your role is integral to ensuring that the leasing process is seamless, professional, and effective, contributing to the overall success and reputation of the property.

The Leasing Specialist’s duties include engaging with prospective residents by greeting and qualifying them, tracking inquiries, and conducting follow-up communication. You will showcase apartments or model units and apply strong product knowledge to align features and benefits with clients' needs, ultimately closing leases. It is key that you update availability reports regularly and process lease applications, including credit checks and rental history reviews, submitting them for approval to the Property Manager and communicating application statuses to applicants promptly. You will also oversee apartment readiness for move-ins on agreed dates and assist in monitoring lease renewals by distributing notices and following up with residents. Additionally, you will participate in community outreach marketing activities to attract new residents, conduct market surveys, and evaluate competitive properties. Your involvement extends to assisting and hosting resident events, thereby strengthening community ties and enhancing resident satisfaction. This role requires a dynamic, customer-oriented professional with excellent communication, sales, and relationship-building skills, ideally with some background in real estate or leasing and proficiency in relevant software such as Yardi and Excel. Job Requirements

Job Duties

  • Greet and qualify prospective residents/prospects, track and follow up on all inquiries
  • Show the community and apartment/model and apply product knowledge to clients' needs by communicating the features and benefits
  • Close the sale
  • Update availability report and process applications for approvals, including credit check and rental history
  • Submit processed applications to the Property Manager for approval
  • Follow up with applicant regarding status
  • Ensure apartment is ready for resident to move-in on agreed date
  • Assist in monitoring renewals
  • Distribute and follow-up on renewal notices
  • Participate in outreach marketing activities regularly to obtain prospective residents, conduct market surveys and shop competitive communities
  • Assist in planning resident functions
  • Attend functions and participate as host as required
