This role focuses on the community's leasing, marketing, and renewal coordination to meet occupancy, revenue, and resident retention goals. The Leasing Consultant will perform comprehensive activities related to leasing new residents, maintaining resident satisfaction, and ensuring lease renewals. Responsibilities include greeting and qualifying prospects, conducting tours, processing applications with appropriate screening, preparing leases and move-in packages, and managing a seamless move-in experience. This position is crucial for optimizing community occupancy and revenue through effective leasing and marketing strategies. The Leasing Consultant stays well-informed of market trends and competitors, designs and executes marketing plans, and uses property management software to track availability and leasing activity. A strong emphasis is placed on maintaining the physical presentation of the community, show units, and leasing office to meet company standards. This role demands excellent communication skills for following up with prospects and residents, addressing concerns promptly, and supporting lease renewals systematically. The job also requires the flexibility to work various hours including evenings, weekends, and holidays, and may involve some travel. Job Requirements

  • High school diploma or equivalent
  • Prior leasing or property management experience preferred
  • Valid driver’s license
  • Ability to work flexible hours including evenings, weekends, and holidays
  • Must have required state and local licenses or certifications
  • Ability to stand, walk, bend, stoop, climb ladders, and lift up to 25 pounds independently and 50 pounds with assistance
  • Must work inside and outside in various weather conditions
  • Ability to travel occasionally
  • Must be able to operate golf cart on property

Job Qualifications

  • High school diploma or equivalent
  • Prior experience in leasing or property management preferred
  • Strong interpersonal and communication skills
  • Proficiency in property management software such as OneSite or Yardi
  • Knowledge of fair housing laws and leasing practices
  • Ability to multitask and manage time effectively

  • Ability to work flexible schedules including weekends and holidays
  • Valid driver’s license
  • Ability to pass necessary background and credit checks

Job Duties

  • Perform all sales and leasing activities to achieve community revenue and occupancy goals by greeting and qualifying prospects, conducting tours, processing applications, screening credit and background, preparing lease and move-in packages, and ensuring smooth move-ins
  • Inspect apartments prior to move-in to ensure readiness and coordinate maintenance as needed
  • Stay informed about market and competitor conditions and implement marketing plans and occupancy programs
  • Design and execute marketing activities including resident referral and employer outreach programs and use internet marketing tools
  • Use property management software to track availability, record leasing activities, manage resident and prospect data, and capture demographic information
  • Ensure community and show units meet quality standards through daily inspections and communicate maintenance needs
  • Follow up with prospects and residents to ensure satisfaction and finalize lease decisions
  • Support lease renewal programs by preparing renewal letters, meeting residents, and ensuring timely lease execution
  • Respond promptly to resident and client concerns and convey requests appropriately
  • Maintain flexible schedule including evenings, weekends, holidays and occasional travel as required
  • Maintain valid licenses and certifications required by jurisdiction and driver’s license for property vehicle operation
