The Leasing Manager position at Asset Living plays a pivotal role in the success of each managed property. This full-time role offers an hourly wage ranging from $20 to $22 and involves a strategic focus on leasing, marketing, and resident relations. The Leasing Manager collaborates closely with the Community Manager to set leasing goals and develop marketing strategies, aiming to achieve and maintain budgeted occupancy levels. Leadership is an essential component of this role, as the Leasing Manager oversees the leasing team to ensure effective leasing procedures and high resident satisfaction. Responsibilities extend to auditing lease documentation, managing resident retention programs including organizing events and promotions, and resolving resident complaints promptly and professionally. The role also involves overseeing marketing efforts by assisting in the development and execution of annual marketing plans and budgets, implementing campaigns to attract prospective residents, conducting market analysis, and facilitating leasing and renewal events.
In addition, the Leasing Manager plays a key role in personnel management by assisting in staff recruitment, training, coaching, and performance evaluation to maintain a high-performing leasing team aligned with company standards and policies. Administrative duties also form a crucial part of the job, including maintaining excellent customer service, monitoring maintenance responsiveness, ensuring timely property repairs, and managing operational resources efficiently. Physical requirements for this role include a mix of stationary periods, mobility on property terrain, and the ability to handle physical tasks such as ascending stairs or lifting items weighing up to 25 pounds.

Job Requirements
- High school diploma or equivalent
- one year of experience in the housing industry preferred
- basic computer skills
- ability to perform software functions on-site
- knowledge of Fair Housing Laws and OSHA requirements
- physical ability to stand or sit for prolonged periods
- ability to ascend/descend ladders, stairs, ramps, and move about to perform tasks
- capability to lift and move objects up to 25 lbs
- readiness to work overtime, weekends, night hours as needed
- ability to work in various environmental conditions including adverse weather and confined spaces
Job Qualifications

- bachelor’s degree preferred
- one year’s experience in the housing industry

Job Duties
- Strategic leasing management
- regular/daily onsite attendance
- ensure staff leasing techniques are effective in obtaining closure, follow-up procedures met, signing/documentation of leases, and reporting systems are accurate and up to date
- audit all lease files to ensure adherence to policies and procedures
- deal with resident complaints, concerns, and requests to ensure resident satisfaction
- develop and implement resident retention programs including resident functions, special promotions, and monthly newsletter
- effectively show, lease, and move in prospective residents
- marketing management
- assist in developing the annual marketing plan and marketing budget
- implement all marketing efforts and outreach, developing campaigns and assisting with design to generate traffic
- monitor leasing/renewal progress, focusing on areas needing additional support
- supervise the planning, preparation, and implementation of all leasing and renewal events as approved by the Community Manager
- maintain thorough product knowledge of the property and competition as well as market conditions
- complete weekly market survey report
- utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and achieve budgeted occupancy
- personnel management
- assist the Community Manager in the use of consistent techniques and company directives to screen, hire, train, coach, and develop on-site staff
- assist the Community Manager in ensuring the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
- promote harmony and quality job performance of staff through support and effective leadership
- ensure staff compliance and consistency with company policies and procedures

- manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff
- maintain property appearance and ensure repairs are noted and completed on a timely basis through regular property inspections and tours
- assist with supervision of all business functions related to operations
- plan for and utilize property resources, equipment, and supplies economically, obtaining bids/pricing from vendors, suppliers, and contractors, and dealing with inadequate service
