The Leasing Manager role at Asset Living involves comprehensive responsibilities that are essential to the success of property leasing and marketing efforts. This position plays a critical role in achieving budgeted occupancy by working closely with the Community Manager to set leasing goals and develop strategic marketing plans tailored to the property. The Leasing Manager leads the leasing team to ensure effective leasing, marketing strategies, and fosters positive resident relations.

Key responsibilities include strategic leasing management, where the Leasing Manager ensures that staff leasing techniques are successful in closing deals, maintaining follow-up procedures, signing and documenting leases properly, and keeping accurate reporting systems. Auditing lease files to ensure compliance with company policies and addressing resident complaints promptly to ensure high satisfaction are also vital duties. Additionally, the Leasing Manager develops and implements resident retention programs including resident functions, special promotions, and monthly newsletters.

Marketing management is another crucial aspect of the role. The Leasing Manager assists in developing the annual marketing budget and plan, implements marketing campaigns, monitors leasing and renewal progress, and organizes leasing-related events in compliance with the Community Manager. Maintaining deep knowledge of the property, competitive market conditions, and performing weekly market analysis reports contribute to informed decision-making and successful marketing efforts.

Personnel management is also a core duty, involving hiring, training, coaching, and developing on-site staff. The Leasing Manager promotes harmonious work relationships and ensures staff adherence to company policies and training standards.

Administrative responsibilities include managing outstanding customer service, monitoring maintenance responsiveness, maintaining property appearance through regular inspections, and supervising business operations related to the property. The Leasing Manager also strategically plans the use of property resources, vendor management, and contract negotiations.

Physical demands of this role include regular onsite attendance with activities such as standing or sitting for extended periods, operating vehicles or equipment, and performing inspections across various environments. The employee must be capable of working in diverse conditions including extreme temperatures, confined spaces, and occasionally lifting objects weighing up to 25 pounds.

  • Ability to understand and perform all on-site software functions

Job Duties

  • Strategic leasing management
  • Regular/daily onsite attendance is required
  • Ensure staff leasing techniques are effective in obtaining closure, follow-up procedures met, signing/documentation of leases, and reporting systems are accurate and up to date
  • Audit all lease files to ensure adherence to policies and procedures
  • Deal with resident complaints, concerns, and requests to ensure resident satisfaction
  • Develop and implement resident retention programs
  • Effectively show, lease, and move in prospective residents
  • Marketing management
  • Assist in developing the annual marketing plan and marketing budget
  • Implement all marketing efforts and outreach, developing campaigns and assisting with design to generate traffic
  • Monitor leasing/renewal progress, focusing on areas needing additional support
  • Supervise the planning, preparation, and implementation of all leasing and renewal events as approved by the Community Manager
  • Maintain thorough product knowledge of the property and competition as well as market conditions
  • complete weekly market survey report
  • Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and achieve budgeted occupancy
  • Personnel management
  • Assist the Community Manager in the use of consistent techniques & company directives to screen, hire, train, coach, and develop on-site staff
  • Assist the Community Manager in ensuring the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
  • Promote harmony and quality job performance of staff through support and effective leadership
  • Ensure staff compliance and consistency with Company policies and procedures
  • Administrative management
  • Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff
  • Maintain property appearance and ensure repairs are noted and completed on a timely basis (this requires regular property inspections and tours)
  • Assist with supervision of all business functions related to operations
  • Plan for and utilize property resources, equipment, and supplies economically (i.e., obtaining bids/pricing from vendors, suppliers, contractors, dealing with inadequate service, etc.)
