Van Metre is currently seeking a Leasing Consultant at Village on the Lake, their apartment community located in Spring Lake, North Carolina. This role is designed for someone who takes pride in teamwork, embraces ownership of their responsibilities, and positively impacts the community atmosphere. As a Leasing Consultant, you will be the face of the property, creating welcoming atmospheres for residents and prospects alike. The role’s primary focus lies in building strong relationships with current residents and prospective renters to maximize satisfaction, increase occupancy rates, and promote lease renewals. You will play a vital part in ensuring the property maintains a high standard by inspecting the community and vacant units and communicating necessary maintenance needs.
This full-time position offers hourly compensation ranging from $18.00 to $20.00, commensurate with experience, education, and skills. Additionally, there is potential for a $5,000 annual bonus along with renewal and leasing commissions which reflect the employee’s contributions to occupancy and resident retention. Job Duties
- Greet every visitor to the community with a warm welcome, making yourself available to answer questions and assist as needed
- engage in sales activities to increase traffic and occupancy, such as grassroots marketing
- maintain thorough knowledge of the property and its amenities, and act as a resource for current and prospective residents
- build relationships with prospective residents by conducting phone and email follow-up, scheduling and conducting property tours, and processing rental applications
- provide excellent customer service by checking in with residents, addressing concerns, and conducting lease renewals
- monitor service requests and communicate with the service team and residents to ensure concerns are resolved quickly and adequately
- in conjunction with the rest of the team, plan, organize, and conduct resident events
- complete three exterior community inspections weekly and report any deficiencies found
- inspect vacant apartments and report needed repairs to service team in order to maintain superior product quality
- prepare and complete all sales administrative tasks and reports, such as market surveys
- perform other sales, customer service, and property-related tasks as needed
