The Leasing Consultant role at Sterling Group is integral to maintaining strong relationships with both prospective and current residents. The Leasing Consultant serves as the key point of contact between the community and potential residents, performing duties such as greeting and touring prospects, answering questions, managing applications, and assisting with leasing agreements. This position requires excellent interpersonal skills and the ability to provide outstanding customer service by promptly addressing resident concerns and facilitating smooth leasing processes.

The Leasing Consultant will also be responsible for managing leads and traffic within the Yardi CRM system, ensuring accurate data entry, and helping to promote the property through marketing efforts like social media posts and community events. They will maintain extensive knowledge of available units, rental rates, amenities, and community policies to effectively assist prospective residents in making informed decisions.

This role reports to the Property Manager and Assistant Property Manager and follows a flexible weekly schedule of 38 hours, including shifts from Tuesday to Friday from 9:00 am to 6:00 pm and Saturdays from 10:00 am to 4:00 pm. Job Requirements

  • Must be able to pass a drug test, criminal history and background checks prior to employment with Sterling Management Ltd

Job Qualifications

  • High School Diploma or G.E.D required
  • minimum of one (1) year experience in property management, retail service or sales desired
  • knowledge in Microsoft Office (Word, Excel, Outlook)
  • Yardi Program knowledge, preferred
  • proficient reading, writing and grammar skills

Job Duties

  • Build and maintain strong relationships with prospective and current residents
  • greet and tour prospective residents through the apartment community, answering questions and highlighting key features and benefits
  • complete follow-ups promptly and in accordance with policy guidelines
  • answer incoming phone calls promptly and professionally, providing information and assistance to prospective and current residents
  • assist in the leasing process by preparing lease agreements, explaining terms, and ensuring all required documentation is completed
  • assist applicants throughout the application process, review and process rental applications in accordance with the Application Approval Process policy and Price Advice and submit all applications to the Property Manager for final approval
  • manage leads and traffic daily within Yardi's CRM system according to policy guidelines to effectively capture, track, and nurture prospects, converting them into residents
  • maintain an in-depth knowledge of available units, rental rates, amenities, and community policies
  • provide information about apartment availability, move-in dates, and application procedures
  • maintain an acceptable visit-to-application-closing ratio and appointment-to-show ratio
  • prepare electronic lease agreements and assemble resident move-in packets
  • review the materials with new residents during their move-in and accompany them to their apartment to ensure their satisfaction
  • handle resident concerns and complaints in a professional, timely, and effective manner
  • assist with marketing efforts, including social media posts, flyers, and community events to promote the property
  • keep the apartment community clean, welcoming, and presentable to prospective residents
  • help execute leasing strategies to achieve monthly and quarterly sales goals
  • ensure accurate data entry in the property management systems, maintaining up-to-date records of potential and current residents
  • track and report leasing activity, occupancy rates, and other key performance indicators
  • prepare, submit, and process maintenance service requests
  • conduct follow-up on service request surveys in compliance with company policy
  • provide move-in instructions, help with key distribution, and facilitate any special requests from residents
  • assist in the development of and/or implementation of the Sterling 5 P's Business Plan to ensure the property meets or exceeds the expectations of the owners, residents, vendors, and all customers
