This role is a full-time, temporary leasing consultant position based in Columbia, MD, with an assignment at Ranleigh Court, extending until September 31, 2026. The position offers an hourly wage between $24.00 and $28.00 depending on skills and experience, supplemented by the comprehensive total rewards package that Enterprise is known for. As a Leasing Consultant for Enterprise, the successful candidate will take on the crucial role of marketing and leasing properties, maintaining high occupancy rates while ensuring residents enjoy a safe, attractive, and welcoming living environment. This role requires an individual capable of implementing both on-site and off-site sales and marketing strategies to meet occupancy goals effectively. The consultant will monitor market trends and competitive properties to adjust strategies accordingly and remain compliant with all Fair Housing laws and Enterprise Residential policies.

Additionally, the Leasing Consultant will engage regularly with residents, addressing concerns with professionalism and courtesy to sustain resident satisfaction and retention. The position involves managing lease renewals, collecting rents, monitoring delinquencies, and maintaining comprehensive records related to property operations. The consultant will also promote resident services initiatives, encouraging participation in social, educational, and community events, thus fostering a vibrant community atmosphere. Regular training participation and collaboration with management and other communities as assigned are also key components of the role.

Job Requirements

  • Possess and maintain timely and reliable transportation
  • This position will require working weekends or evenings during the week as needed

Job Qualifications

  • High school diploma or G.E.D.
  • Previous sales or leasing experience preferred
  • NCHM COS (Certified Occupancy Specialist) and TCS (Tax Credit Specialist) certification or equivalent certification from a nationally recognized compliance training program and experience, or ability and commitment to obtain certifications at the next available course offering
  • Ability to work in a fast-paced environment demonstrating strong organizational and follow up skills along with an ability to manage multiple priorities
  • Strong verbal and written communication skills with the ability to interact, in English, with a diverse group of associates, residents and external agencies
  • Ability to read, in English, at a level sufficient to understand policies and procedures, safety notices, general business correspondence and/or documentation
  • Strong computer and keyboarding skills with proficiency in Microsoft Word and Excel and the ability to quickly master new applications
  • Excellent interpersonal skills

  • Ability to handle a high volume of telephone calls

Job Duties

  • Implements sales and marketing activities both on and off site to achieve occupancy goals
  • recommends strategies to adjust activities as needed in response to market conditions, competitive pressures, apartment turnovers, and other factors influencing occupancy
  • maintains knowledge of competitive properties and market trends and makes recommendations as appropriate
  • Ensures strict compliance with the Fair Housing Act, shows and leases apartments
  • qualifies prospective residents in compliance with program requirements
  • manages lease renewal process
  • Interacts routinely with residents
  • communicates effectively, appropriately, and courteously with residents, associates, management and guests to ensure that all areas of concern are addressed promptly and professionally
  • Complies with Enterprise Residential’s policies and procedures and external regulatory requirements
  • ensures solid understanding of Enterprise Residential’s operational and human resources policies and procedures
  • Collects rents, monitors and manages delinquencies and collections, and maintains accurate records
  • Prepares, monitors, and distributes reports on a variety of operational and financial data
  • Promotes resident services initiatives in conjunction with the Resident Services Department
  • drives efforts at the community level, engaging residents in social, educational, planned activities and events
  • Participates in and attend all required training sessions
  • Keeps Property Manager informed of any information that could affect property operations
  • Supports other communities as assigned by management
  • Other duties as assigned
