The role of Leasing Consultant at Sterling Group is a dynamic and customer-focused position essential to the success of the property management team. The Leasing Consultant serves as the face of the company for prospective and current residents, responsible for building and nurturing strong relationships to ensure resident satisfaction and retention. This position entails greeting and guiding potential residents through apartment tours, providing detailed information about available units, rental rates, amenities, and community policies. The Leasing Consultant is also tasked with managing the leasing process from application to move-in, ensuring all documentation is accurately completed and that company policies are adhered to. Utilizing property management systems such as Yardi’s CRM, the Leasing Consultant tracks leads and maintains up-to-date records to convert prospects into residents efficiently. This role requires handling resident concerns tactfully and professionally, assisting with marketing efforts to promote the community, and maintaining a welcoming environment. The Leasing Consultant plays a vital part in executing leasing strategies aimed at achieving monthly and quarterly sales goals. Working under the Property Manager and Assistant Property Manager, the Leasing Consultant operates on a schedule from Monday to Friday, 9 am to 6 pm, with alternating Saturdays or additional Saturdays as needed. The pay range for this position is competitive, offering $19 to $20 per hour, coupled with an extensive benefits package. This role is ideal for individuals with a background in property management, sales, or retail service, who are proficient in Microsoft Office and preferably familiar with Yardi software. Job Requirements
- must be able to pass a drug test, criminal history and background checks prior to employment with Sterling Management Ltd.

Job Qualifications
- high school diploma or g.e.d
- minimum of one year experience in property management, retail service or sales desired
- knowledge in microsoft office (word, excel, outlook)
- yardi program knowledge preferred
- proficient reading, writing and grammar skills
Job Duties
- build and maintain strong relationships with prospective and current residents
- greet and tour prospective residents through the apartment community, answering questions and highlighting key features and benefits
- complete follow-ups promptly and in accordance with policy guidelines
- answer incoming phone calls promptly and professionally, providing information and assistance to prospective and current residents
- assist in the leasing process by preparing lease agreements, explaining terms, and ensuring all required documentation is completed
- assist applicants throughout the application process, review and process rental applications in accordance with policy and submit to Property Manager for approval
- manage leads and traffic daily within Yardi's CRM system according to policy guidelines
- maintain an in-depth knowledge of available units, rental rates, amenities, and community policies
- maintain an acceptable visit-to-application-closing ratio and appointment-to-show ratio
- prepare electronic lease agreements and assemble resident move-in packets, review materials with new residents during move-in and accompany them to their apartment
- handle resident concerns and complaints professionally and timely
- assist with marketing efforts including social media posts, flyers, and community events
- keep the apartment community clean, welcoming, and presentable
- help execute leasing strategies to achieve monthly and quarterly sales goals
- ensure accurate data entry in property management systems, maintaining up-to-date resident records
- track and report leasing activity, occupancy rates, and other key performance indicators
- prepare, submit, and process maintenance service requests and conduct follow-up surveys
- provide move-in instructions, facilitate key distribution, and handle special resident requests
- assist in development and implementation of Sterling 5 P's Business Plan to meet or exceed expectations of owners, residents, vendors, and customers
