The Leasing Consultant role at Avenue5 Residential is a pivotal position within their property management operations. This role offers an exciting opportunity for individuals passionate about customer service, property management, and community building. Leasing Consultants are responsible for coordinating leasing activities including apartment rentals, move-ins, move-outs, and lease renewals. This position entails direct interaction with prospective and current residents to drive maximum occupancy and ensure high levels of resident satisfaction and retention. The Leasing Consultant serves as a frontline ambassador for the company’s residential properties by providing excellent customer service, guiding prospective residents through the leasing process, and supporting day-to-day property operations. Key responsibilities include showing model apartments, processing leasing documentation, maintaining accurate records, coordinating with maintenance teams for apartment preparation, and assisting in resident relations and community engagement initiatives. Additionally, the role requires handling administrative tasks such as clerical support, answering phones, filing, and invoice processing as needed.

The successful candidate will exhibit a strong focus on understanding and empathizing with resident needs, demonstrating excellent interpersonal skills and the ability to handle sensitive or confidential matters with discretion. The role demands a highly organized and independent individual capable of working efficiently in a fast-paced environment prioritizing urgent tasks. Proficiency with property management software (preferably Yardi Voyager) and Microsoft Office Suite is advantageous. Compliance with fair housing laws, safety regulations, and company policies is mandatory. This position is best suited for individuals with at least a high school diploma, preferably with some experience in sales or residential leasing, who are ready to contribute to an award-winning culture and a company that supports professional growth and well-being.

Job Qualifications

  • High school diploma
  • Minimum of one year of previous sales experience preferred
  • One year of previous residential leasing experience preferred
  • Excellent customer service and interpersonal skills
  • Prior experience in Yardi Voyager or equivalent system preferred
  • Basic knowledge of Microsoft Office Suite including Outlook, Word, PowerPoint, and Excel
  • Excellent communication skills with all management levels
  • Sensitivity to confidential matters
  • Ability to work independently and prioritize effectively
  • Ability to relay technical concerns accurately and quickly
  • Proficiency in English reading, writing, comprehension, and conversation
  • Ability to use general office equipment
  • Strong organizational and time-management skills
  • Ability to manage difficult situations with angry or difficult people
  • Valid driver’s license, clean driving record, and current auto insurance
  • Must comply with all safety requirements
  • Completion and passing of Avenue5 Fair Housing, Diversity, and Inclusion Training within first 30 days

Job Duties

  • Focus on the needs of others by listening, understanding, and showing empathy and respect
  • Ensure excellent customer service to prospective and current residents and promote a quality living experience
  • Generate and handle traffic, qualify prospective residents, lease apartments, prepare lease documentation, and complete move-in paperwork and processes
  • Ensure model apartments are in touring condition
  • Orient prospective and current residents to the property
  • Process renewal paperwork and ensure documentation is delivered on a monthly basis
  • Maintain accurate and detailed records of traffic activity by entering applicable information into the computer
  • Follow up with all prospective residents via phone, mail or email
  • Convert phone traffic into scheduled appointments with prospective residents for tours
  • Inspect apartments to ensure they are in move-in condition and coordinate with maintenance teams
  • Create and maintain confidential resident files, review move-in paperwork
  • Complete weekly leasing reports accurately and timely
  • Ensure all open and close procedures are completed daily
  • Assist with resident relations throughout tenancy
  • Shop competitive properties
  • Inspect buildings and grounds for safety and cleanliness and alert maintenance
  • Assist with processing work orders and ensure timely completion
  • Provide clerical support to management including answering phones, filing, and invoice processing
  • Assist with planning and implementing resident activities to increase retention
  • Comply with all company policies, health and safety rules, and applicable local, state, and federal laws
  • Perform other duties as assigned
