The Leasing Consultant role at Avenue5 Residential is a dynamic position centered on supporting the rental process for apartment communities, ensuring maximum occupancy, and fostering positive relationships with both prospective and current residents. The Leasing Consultant will have a pivotal role in coordinating apartment rentals, move-ins, move-outs, and lease renewals. They will also interact directly with residents to ensure satisfaction and retention, contributing to the overall success of the property. This role requires excellent interpersonal and customer service skills, attention to detail, and the ability to multitask and manage priorities effectively.

Reporting primarily Tuesday through Saturday from 9:00am to 6:00pm, the role offers competitive hourly pay between $21 and $23. The consultant is responsible for handling all leasing-related paperwork, maintaining accurate records, and ensuring that model apartments are ready for tours. The successful candidate will conduct thorough apartment inspections before move-ins, coordinate with the maintenance team, and oversee open and close procedures daily. Beyond leasing, this person supports various administrative duties such as responding to resident requests, managing work orders, assisting with property invoices, and occasionally helping to plan resident activities to bolster community engagement and retention. Job Requirements

  • high school diploma
  • minimum of one year of previous sales experience preferred
  • one year of previous residential leasing experience preferred
  • excellent customer service and interpersonal skills
  • prior experience in Yardi Voyager or another equivalent system preferred
  • basic level knowledge of Microsoft Office Suite including Outlook, Word, PowerPoint and Excel
  • excellent interpersonal skills to effectively communicate with all levels of management
  • sensitivity to confidential matters
  • ability to work independently and prioritize effectively in a fast-paced environment
  • ability to relay technical concerns quickly and accurately
  • capability to read, write, comprehend, and converse in English
  • ability to use general office equipment such as telephone, fax machine, printer, copier, and key track system
  • strong organizational and time-management skills
  • ability to cope with and defuse situations involving angry or difficult people
  • must maintain a valid driver's license, clean driving record and current auto insurance
  • must comply with all safety requirements
  • required to complete and successfully pass the Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment

Job Duties

  • focus on the needs of others by listening, understanding, and showing empathy and respect
  • ensure excellent customer service to prospective and current residents and promote a quality living experience for all
  • generate and handle traffic, qualify prospective residents, lease apartments, prepare lease documentation, and complete move-in paperwork and processes
  • ensure model apartments are in touring condition
  • orient prospective and current residents to the property
  • process renewal paperwork and ensure documentation is delivered to current residents on a monthly basis
  • maintain accurate and detailed records of traffic activity by entering applicable information into the computer
  • follow up with all prospective residents via phone, mail or email
  • convert phone traffic into scheduled appointments with prospective residents in order to tour the property
  • inspect apartments prior to resident move-ins and ensure apartments are in move-in condition by coordinating move-in/out needs and schedules with the maintenance team
  • create and maintain confidential resident files, which include reviewing move-in paperwork with new residents
  • complete weekly leasing reports in accurate and timely fashion
  • ensure all open and close procedures are completed daily
  • assist with ongoing resident relations throughout the occupant’s tenancy by ensuring requests are responded to promptly and accurately
  • responsible for shopping competitive properties
  • inspect buildings and grounds to ensure safety and cleanliness, and alert maintenance to items that need to be repaired
  • assist with processing work order requests for residents and ensure work is completed in a timely manner
  • support management by providing clerical support such as answering phone calls, filing, and processing property invoices as needed
  • may be asked to assist with planning and implementing resident activities in order to increase resident retention
  • comply with all company policies, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws
  • perform other duties as assigned
