This part-time leasing consultant role involves significant interaction with current and prospective residents, requiring the individual to demonstrate courteous and efficient service. The primary responsibility is to show apartments to potential residents and lease units to qualified applicants efficiently, helping to maintain and increase occupancy. The leasing consultant will also manage daily office duties such as rent processing, deposits, and maintaining accurate records. They act as the property's frontline representative, responsible for providing prompt responses to inquiries via phone and email, handling leasing paperwork, and updating property activity on the computer system daily. This position requires an individual who can effectively communicate the property's positive attributes while using creative marketing tools, including social media, to attract residents.
Besides leasing activities, the role involves maintaining the overall presentation and cleanliness of common areas and model units ensuring a welcoming environment. The leasing consultant will also coordinate utility connections, oversee service requests, keep supplies stocked, and sometimes perform clubhouse and office cleaning when housekeeping is unavailable. Additionally, the consultant supports property management by understanding budgets and coding expenses appropriately. They must be prepared to assume the property manager's duties temporarily when needed, showcasing leadership and operational competence.

Job Requirements
- High school diploma or general education degree (GED)
- 3-6 months related training or experience or combination of education and experience
- Valid driver’s license and reliable transportation
- Must be able to read, speak and understand English for business purposes
- Must be able to read and write instructions, short correspondence, memos, and service requests and to converse professionally with residents, co-workers, and vendors
- Must be able to effectively present information and instructions to potential residents and on-site staff in one-on-one and small group settings
- Must be able to successfully complete a pre-employment background investigation including criminal record search, employment verification, and drug screen

Job Duties
- Showing apartments to rental prospects and leasing to qualified applicants
- Selling positive aspects of the property and company through proper telephone, leasing and closing techniques
- Responding to inquiries for property information in an appropriate and timely manner via email and phone
- Knowing and updating competitors’ pricing and specials
- Learning all paperwork and reports related to leasing and preparing them when necessary
- Knowing the property’s budget and how to properly code expenses for payment
- Calling utility companies to connect and disconnect unit utilities
- Posting money and making daily deposits
- Filing paperwork and service requests
- Checking all model units and common areas daily to ensure cleanliness
- Keeping clubhouse, bathrooms, offices and laundry rooms clean when housekeeper is not available
- Keeping coffee, refreshments, and condiments fresh and stocked
- Ordering any needed office supplies with the approval of the Property Manager
- Keeping computer updated with daily property activity (i.e. incomes, leases, notices)
- Opening and sorting mail
- Assuming daily operations of the property when Property Manager is not available
- Coordinating service requests from residents with property maintenance staff
- Following up on traffic, move-ins, move-outs, and completed service requests
- Completing all job-related tasks assigned by Property Manager or Property Supervisor
- Using creative marketing including social media sites to increase occupancy
- Participating in community activities
