As the Leasing & Marketing Team Leader, this full-time, non-exempt position is critical to supporting the Community Manager by overseeing leasing, marketing, and resident relations functions of the community. The primary goal is to achieve 100 percent occupancy through retention of existing residents, leasing current vacancies, and pre-leasing future availability. This leadership role demands a strategic and hands-on approach to managing client relations, enhancing marketing initiatives, and ensuring excellent customer service. The Leasing & Marketing Team Leader applies company leasing procedures to warmly greet prospective clients, qualify their needs, and present apartment homes persuasively, employing a feature-benefit selling strategy to close leases effectively and follow up accordingly.
The role entails handling various communications, including incoming calls from prospective and current residents, team members, or vendors, maintaining accurate and up-to-date client records, lease applications, and vacancy reports. Keeping the property visually appealing is part of the responsibilities, ensuring the tour route is well-maintained to attract potential clients. Additionally, the Team Leader participates in training programs to promote continuous learning and community involvement by assisting residents with day-to-day needs as part of a concierge program. This position requires flexibility to work evenings and weekends to accommodate the dynamic pace of property leasing activities. Job Duties
- Utilize company leasing expectations and procedures to warmly greet prospective clients, qualify, determine needs and preferences, professionally present the property and apartment homes, utilize feature/benefit selling, close the sale and follow-up
- Answer incoming phone calls professionally and handle accordingly, whether the caller is a prospective client, a client, an internal company team member or a vendor
- Complete all lease applications and participate in the verification of applications, notify prospective clients of results
- Maintain accurate client records in accordance with company policy, update daily reports concerning notice to vacate, vacancy reports, activity reports, etc. on a daily basis
- Maintain and perform upkeep of the tour route to ensure curb side appeal
- Assist residents with day to day tasks, as a part of the community's concierge program
- Participate in Cardinal U training as required
