This position is for the Lead Porter role, a vital part of maintaining the quality and appearance of a residential apartment community managed by Decron Properties. The Lead Porter oversees janitorial services, groundskeeping, and general upkeep of the community’s common areas to ensure safety, cleanliness, and appealing aesthetics. This role involves leading a team of porters, coordinating tasks, and assisting the Maintenance Supervisor. In the Lead Porter role, you will be responsible for daily cleaning and maintenance tasks such as upkeep of common areas, leasing offices, amenities, restrooms, removal of trash and debris, and power washing exterior walkways and surfaces. You will lead the porter team, providing training and ensuring safety standards and company protocols are consistently followed. You will also assist in preparing vacant units for new occupants and maintain inventories of cleaning supplies. Regular inspections of community grounds allow you to identify maintenance needs promptly and communicate them to the Maintenance Supervisor. This role requires someone who is proactive, detail-oriented, and able to work efficiently both independently and as part of a team.

The Lead Porter is expected to work flexible hours, including weekends, and perform physical tasks that include walking, lifting, bending, and handling cleaning equipment under various weather conditions. The role offers opportunities to engage with residents and support community events, contributing positively to the living experience within the apartment community. Job Requirements

  • high school diploma or equivalent
  • 1+ years of experience in janitorial, custodial, groundskeeping, or maintenance support
  • ability to lead a team and prioritize tasks efficiently
  • excellent attention to detail and strong work ethic
  • basic knowledge of cleaning chemicals and safety practices
  • ability to work outdoors and perform physical labor regularly
  • valid driver’s license and reliable transportation
  • ability to work flexible hours including weekends
  • ability to communicate effectively with team members
  • ability to read and understand safety data sheets (SDS)

Job Qualifications

  • familiarity with property management operations preferred

Job Duties

  • perform daily cleaning and upkeep of common areas, leasing office, amenities, and restrooms
  • remove trash and debris from grounds, parking lots, and dumpster areas
  • lead and assist porter team in maintaining cleanliness standards throughout the community
  • power wash walkways, breezeways, and exterior surfaces as needed
  • prepare vacant units for occupancy by assisting with cleaning, light repairs, and trash-out
  • maintain inventory of cleaning supplies and request replenishments as necessary
  • inspect community grounds regularly and report maintenance needs to the supervisor
  • ensure the porter team follows safety procedures and company standards
  • provide training and guidance to porter staff as assigned
