The role of Lead Porter at Cohere is a pivotal hands-on leadership position within the Community Assets team at Mueller, one of Austin's most prominent mixed-use master-planned communities. The Lead Porter helps guide and coordinate the daily operations of the Porter team, ensuring that all public spaces, parks, trails, greenways, and amenities within the community are impeccably maintained, clean, safe, and ready for residents, visitors and all stakeholders. This role is not just about overseeing tasks but involves actively working alongside the Porter team to model high standards in safety, service, and maintenance.

Job Requirements

  • High school diploma or GED
  • at least two years of porter, janitorial, grounds, facility, hospitality, maintenance, or similar field operations experience
  • current driver’s license
  • acceptable driving record
  • reliable transportation
  • ability to work indoors and outdoors
  • ability to remain active for extended periods
  • ability to lift or move at least 30 pounds
  • ability to safely perform physical duties in varying weather conditions
  • full-time, on-site availability
  • availability to support occasional schedule adjustments for community events, holidays, staffing coverage, emergencies, or operational priorities

Job Qualifications

  • High school diploma or GED
  • at least two years of porter, janitorial, grounds, facility, hospitality, maintenance, or similar field operations experience
  • demonstrated ability to guide others and support daily accountability
  • prior lead, training, route coordination, or supervisory experience preferred
  • knowledge of cleaning standards, safe chemical use, equipment care, general upkeep, and basic maintenance practices
  • hands-on leadership style and willingness to work alongside the team
  • strong reliability, attention to detail, organization, and follow-through
  • professional communication and customer service skills
  • ability to use a mobile device, email, photographs, checklists, and basic work-order or tracking tools
  • current driver’s license, acceptable driving record, and reliable transportation
  • experience in a master-planned community, HOA/POA, parks system, commercial property, multifamily community, hospitality environment, or other public-facing facility setting
  • familiarity with systems such as UpKeep, Vantaca, CompanyCam, Microsoft 365, Teams, SharePoint, spreadsheets, or similar tools
  • basic experience with light maintenance, painting, minor repairs, pressure washing, landscape or grounds support, and event setup
  • bilingual English/Spanish skills helpful but not required

Job Duties

  • Coordinate daily routes, assignments, cleaning priorities, and service coverage for the Porter team
  • monitor amenity readiness, trash removal, restroom checks, supply restocking, pressure washing, post-event clean-up, and recurring cleaning schedules
  • help ensure work is completed consistently, efficiently, and in alignment with Cohere service standards
  • work alongside Porter team members while modeling expected standards for quality, safety, customer service, and follow-through
  • support onboarding, hands-on training, daily coaching, and accountability for assigned work
  • help the team adjust priorities as community needs, weather, events, and resident-impacting requests change
  • monitor high-visibility POA-maintained areas including amenities, offices, restrooms, parks, trails, greenways, furniture, trash receptacles, signage, lighting, and other common areas
  • identify cleaning, repair, replacement, and safety needs and address items within the role’s scope and escalate concerns requiring additional support
  • perform cleaning and general upkeep along with routine tasks such as pressure washing, painting, minor repairs, trash removal, event setup and takedown, and room resets
  • document completed work, recurring concerns, supply usage, equipment needs, field observations, and follow-up items using photographs, checklists, work orders, spreadsheets, or other tracking tools
  • maintain cleaning supplies, tools, equipment, keys, access items, and storage areas and communicate replenishment, repair, or replacement needs before service levels are affected
  • support vendor visits, community events, special projects, and day-to-day questions from residents, vendors, partners, and team members with a warm and solution-focused approach
  • promptly identify and escalate hazards, damage, access issues, or urgent concerns in accordance with safety and incident-response procedures
