The position of Maintenance Technician at Case involves comprehensive responsibilities directly impacting property upkeep and resident satisfaction. The role requires a hands-on professional skilled in completing a wide range of work orders involving mechanical, electrical, and plumbing systems. The technician will perform essential repairs and installations throughout occupied apartments, ensuring the properties maintain their high standards. Duties include addressing plumbing repairs, major appliance maintenance, carpentry, painting, and roof repairs. Beyond apartment maintenance, the position also entails caring for community spaces such as leasing offices, clubhouses, laundry rooms, models, pools, and property fences. Special attention is required for pool and Jacuzzi maintenance, including chemical checks and system repairs.
This role demands a keen eye for extraordinary maintenance needs, from parking lot repairs to exterior lighting and patio repairs, ensuring the overall property remains in top condition. The Maintenance Technician must also be proactive during weather changes, responsible for snow shoveling and ice-melt applications to maintain safe environments for residents and staff. Inventory management forms part of the role, involving ordering necessary materials and supplies with the Property Manager's approval. Additionally, this position requires overseeing the productivity of other staff members during unit preparations, contributing to the efficient turnaround of apartments for new residents.
The ideal candidate will have at least one year of relevant training or experience and a valid driver’s license with reliable transportation. While HVAC journeyman certification is preferred, the company values professionals who are eager to learn and take on the challenge of being on-call for maintenance emergencies. Job Requirements
- Valid driver’s license and reliable transportation
- Minimum of one year related training or experience
- HVAC journeyman license and certification preferred
- Available for on-call duties
- Ability to read, speak and understand English for business purposes
- Must be able to read and write instructions, short correspondence, memos, and service requests
- Able to converse professionally with residents, co-workers, and vendors
- Successful completion of pre-employment background investigation including criminal record search, employment verification, and drug screen
- Must be able to stand, walk, climb stairs and ladders
- Use hands to grasp, finger, or feel objects
- Reach with hands and arms

- Specific vision abilities such as close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus required
- Physically capable of moving appliances with appliance dolly

- Capable of removing, repairing, and reinstalling various household items including garbage disposals, light fixtures, doors, sinks, bathroom stools, washers, dryers, and dishwashers

Job Duties
- Completing maintenance requests on occupied apartments including plumbing repairs and replacements, major appliance repairs, interior and exterior carpentry, painting, and roof repairs
- Performing maintenance in leasing office, clubhouse, laundry rooms, models, pool areas, and property fences
- Maintaining pool and Jacuzzi areas including chemical checks, cleaning, and repairs to the system
- Assessing extraordinary maintenance required for the property such as replacing guttering, parking lot repairs, repairing outside lighting, repairing and replacing patio and privacy fences, determining carpet damage
- Depositing ice-melt and shoveling snow during inclement weather
- Ordering maintenance materials, supplies, and products for the property with the approval of the Property Manager
- Relaying or repairing carpeting
- Working on entry gates
- Overseeing productivity of other staff members during the preparation of an apartment for a new resident
- Assuming responsibilities of an Assistant Maintenance Technician when necessary
- Completing all job-related tasks assigned by Property Manager or Property Supervisor
