Job Requirements

  • High school diploma or equivalent
  • minimum of 3 years of experience in maintenance supervision or related field
  • strong technical skills in HVAC plumbing electrical and general maintenance
  • leadership experience in a residential property environment
  • excellent communication skills
  • ability to manage multiple priorities effectively
  • knowledge of OSHA safety standards and local regulatory compliance
  • proficiency with maintenance management software
  • valid driver’s license

Job Qualifications

  • proven experience as a maintenance supervisor or similar role in residential property management

Job Duties

  • Oversee all daily maintenance operations including service requests work orders and unit turns
  • ensure timely completion of resident service requests while maintaining high quality standards
  • maintain the overall physical condition of the property including buildings grounds and common areas
  • conduct regular inspections of the community to identify maintenance needs and safety concerns
  • coordinate preventative maintenance programs for HVAC plumbing electrical and other building systems
  • provide leadership training and supervision to maintenance technicians and grounds staff
  • assign work orders prioritize tasks and ensure team productivity and efficiency
  • promote a culture of safety accountability and strong customer service
  • assist with hiring onboarding and ongoing development of maintenance team members
  • assist in developing and managing the property’s maintenance budget
  • monitor maintenance expenses and implement cost-control strategies where appropriate
  • maintain inventory of tools equipment and maintenance supplies
  • coordinate purchasing and ensure cost-effective use of materials and vendor services
  • ensure compliance with OSHA standards safety procedures and company policies
  • maintain compliance with local state and federal regulations related to property maintenance
  • ensure proper documentation and tracking of maintenance activities and inspections
  • support property compliance requirements including life safety systems inspections and required certifications
  • manage vendor relationships and coordinate contracted services as needed
  • ensure vendors perform work according to contract safety standards and company expectations
  • assist with capital improvement projects including planning coordination and oversight
  • work closely with the Property Manager and Regional Manager on property improvement initiatives
  • respond professionally to maintenance-related resident concerns and service requests
  • communicate with residents regarding maintenance timelines repairs and property updates
  • support a positive resident experience by ensuring maintenance issues are addressed promptly and thoroughly
