The role of Lead Groundskeeper/Porter at Rising View presents an exciting opportunity for a dependable, service-oriented professional to oversee the maintenance and appearance of the community. This leadership position requires the ability to manage and coordinate a team of four groundskeeper and porter personnel, ensuring that all grounds and common areas maintain superior curb appeal and are impeccably maintained. The Lead Groundskeeper/Porter works closely with the Community Manager to uphold community standards consistently, contributing significantly to residents’ satisfaction and the community’s overall aesthetic excellence. The essential duties involve cleaning common areas, including playgrounds and fitness centers, managing landscaping tasks such as trimming, watering, and snow removal, and performing daily trash pickup. Leading and mentoring the grounds team, the individual will also be responsible for training new hires and monitoring team performance to meet quality and productivity metrics.
This position operates on a Monday through Friday schedule, from 7:30 AM to 4:00 PM, providing stability and structure in the workweek. The role requires strong leadership skills, a hands-on approach, and excellent communication capabilities to effectively collaborate with team members, vendors, residents, and management. Job Requirements
- High school diploma or equivalent
- Must be at least 18 years old
- Minimum two years of experience in a porter/groundskeeper or related position preferred
- Prior leadership or supervisory experience preferred
- Ability to lead a team while working alongside team members in a hands-on capacity
- Ability to follow directives and work with minimum supervision
- Strong communication skills and ability to effectively communicate issues, problems, ideas, concerns, and work progress
- Must have a basic understanding of the English language and be able to communicate with coworkers
- Ability to interact positively with residents, employees, vendors, and the general public
- Ability to exercise schedule flexibility to accomplish set goals

Job Duties
- Clean all common areas, market-ready home exteriors, playgrounds, and overall property appearance
- Walk the property daily to maintain "curb appeal" to include trash pick-up
- cutting, trimming, watering greenery and flowers

- Provide daily direction, support, and work assignments to a team of four grounds/porter team members
- Monitor team performance to ensure quality standards and productivity expectations are met
- Assist in training new team members on company standards, safety procedures, and property expectations
- Lead by example in professionalism, work ethic, and resident service
- Communicate regularly with the COM Manager regarding property conditions, team performance, supply needs, and any resident concerns
- Assist the COM Manager in scheduling, prioritizing tasks, and coordinating special projects or community events
- Promote a positive and collaborative team environment
- Provide excellent customer service to all residents
- Address resident concerns related to grounds or common areas in a timely and professional manner
- Participate in resident functions as required by the COM Manager
