The Janitor/Groundskeeper role at Granville Woods Lofts I & II, part of Woda Cooper Companies’ portfolio, is integral to maintaining an attractive and welcoming living environment. This position focuses on providing high-quality janitorial and groundskeeping services that enhance the community's overall image and resident satisfaction. The janitor/groundskeeper interacts positively with residents and the public, promoting a customer-centered service culture built on hospitality and respect. Duties include performing routine cleaning tasks such as mopping, window cleaning, trash removal, carpet cleaning, and maintaining common areas including bathrooms and amenities to ensure a clean and safe environment. Groundskeeping responsibilities involve tasks such as grounds pickup, sweeping, light landscaping, and snow removal as directed to preserve the positive curb appeal of the community. The role also requires assisting maintenance team members with various tasks, maintaining equipment and supplies in proper condition, and complying with company policies and standards as outlined in the employee handbook. Job Requirements

  • Must be at least 18 years old
  • High school diploma or GED
  • Ability to read and speak English
  • Experience working with cleaning chemicals
  • Valid driver’s license and insurance
  • Ability to stand and walk for prolonged periods
  • Physical ability to climb ladders, bend, and crawl into small spaces
  • Ability to lift 50 pounds at a time

Job Qualifications

  • Must be at least 18 years old with a high school diploma or GED
  • Must be able to read and speak English and follow oral and written directions
  • Experience working with cleaning chemicals
  • Light knowledge of plumbing, electrical, drywall and painting is a plus
  • Ability to follow instructions
  • Must be a team player and be able to work with little supervision
  • Excellent time management skills and work ethic needed

Job Duties

  • Interact positively at all times with residents and the public to enhance the community image and ensure superior resident retention
  • Create and maintain a customer-centered service culture by demonstrating proactive hospitality with prospects, residents, family members and fellow community associates
  • Maintain an attractive community appearance and overall positive curb appeal
  • Complete grounds work such as grounds pick up, sweeping and light landscaping, including snow removal as directed
  • Maintain a clean environment by mopping, window cleaning, trash removal, carpet cleaning, bathrooms, amenities, common areas
