The role of Maintenance Technician II at Invitation Homes is crucial to the company’s mission of providing excellent resident services and maintaining superior property conditions. This position involves performing high-quality maintenance work across multiple trades in single-family rental homes while offering outstanding customer service to residents. Maintenance Technicians handle a wide array of responsibilities, from completing service requests and performing proactive maintenance visits to educating residents on home system functions and maintenance responsibilities. They demonstrate respect for residents’ homes and uphold all safety guidelines, ensuring each property is well-maintained and that residents enjoy a quality living experience. This role also includes the opportunity to perform repairs in vacant properties during the turnover process and utilize company-supplied tools, materials, and vehicles responsibly.

This position requires the ability to manage daily appointments efficiently by preparing the necessary equipment, materials, and information to complete tasks in a single visit. Technicians are responsible for conducting thorough property condition assessments and communicating any urgent issues to property management. The role demands strong interpersonal and communication skills, and familiarity with mobile technology is essential, as the job includes using iPads, iPhones, and maintenance applications for scheduling and reporting. Job Requirements

  • High school diploma or equivalent
  • 2-5+ years proven experience in residential repairs and maintenance or related experience
  • OSHA 10 certification required (new hires have up to 90 days to complete if not certified)
  • possession of a current driver’s license and automobile insurance
  • ability to provide basic hand and power tools
  • ability to perform frequent climbing, reaching, stooping, kneeling, crawling, pushing, pulling, lifting over 50 pounds, talking, and hearing
  • ability to work regularly including occasional weekends and holidays

Job Qualifications

  • High school diploma or equivalent
  • 2-5+ years proven experience in residential repairs and maintenance or related fields
  • excellent customer service and interpersonal skills
  • strong verbal and written communication skills
  • comfort using mobile devices and maintenance applications
  • understanding of residential construction and mechanical systems including plumbing, electrical, carpentry, sheetrock, exterior structural, HVAC (minor), and appliances
  • possession of a current driver’s license and automobile insurance
  • ability to provide basic hand and power tools
  • ability to perform physically demanding tasks such as climbing, stooping, kneeling, lifting over 50 pounds, and operating maintenance equipment

Job Duties

  • Completing maintenance service requests across multiple trades
  • providing excellent customer service and promoting a quality living experience for all residents
  • performing maintenance work while respecting residents' homes
  • completing regular ProCare visits and associated checklists using mobile app platforms
  • scheduling future ProCare visits with residents through the maintenance app
  • educating residents on maintenance topics and home system functions
  • conducting general property condition assessments and alerting management of immediate issues
  • reviewing technician-specific reports for improvement opportunities
  • performing repairs on vacant properties during the turn process
  • using and caring for company tools, materials, and vehicles
  • proactively preparing for next day’s appointments with proper equipment and materials
  • adhering to all invitation homes safety guidelines
  • performing other duties as assigned
