The general manager ensures that all Association business is executed accurately and timely while fully complying with Association governing documents, Board policies, company procedures, California civil code, and relevant regulations. This role involves cultivating strong relationships with the Board of Directors, committees, residents, and various external entities such as city or county departments, fire authorities, police departments, water districts, and utility companies.\n\nIn this role, the General Manager will manage the operational functions of the residential building, including ensuring building systems and common areas are well-maintained, managing vendor and staff performance, administering shared cost arrangements, and ensuring adherence to community rules and regulations. The position requires preparing budgets, financial reports, and board meeting materials; attending board meetings and committees; and leading the development of both short-term and long-range plans aligned with Board objectives. Oversight also extends to safety and emergency preparedness, vendor contract management, annual elections, CPA audits, and addressing community needs to enhance communication and service delivery. The General Manager embodies a service-oriented mindset, proficient in conflict resolution, communication, and leadership to inspire confidence among staff, residents, and board members.\n\nThis full-time role offers a competitive salary range from $140,000 to $160,000, commensurate with experience and education. Job Requirements
- Bachelor's degree preferred but not required
- Minimum three years of high-profile community management experience or equivalent in related field
- Ability to lift 25 lbs
- Ability to sit and stand for extended periods
- Effective communication skills both on phone and in person
- Finger dexterity for typing and keyboard use
- Mobility to walk around office and property including uneven terrain
- Reliable transportation and valid driver's license
- Consistent and regular attendance with flexibility for evenings and weekends

- CCAM, CMCA or PCAM certifications preferred but not required
- Experience working with volunteer board members
- Knowledge of association financial statements and budgets
Job Duties
- Acquire an understanding of all community governing documents and ensure compliance
- Quickly gain working knowledge of FirstService systems and standard operating policies
- Recruit, hire, train and supervise all building staff
- Promote FirstService Residential's Global Service Standards among associates and vendors
- Proactively inspect building systems, common areas, and amenities to ensure timely maintenance and repairs
- Ensure operability of fire, life, and safety systems and understand emergency procedures
- Respond to homeowner and resident requests for maintenance, compliance, or architectural approvals
- Create annual calendar of key client meetings and incorporate into system and personal schedules
- Work with Association legal counsel on litigation matters and update the Board
- Prepare and post board meeting agendas and packets
- Attend and document Board and committee meetings
- Approve and code vendor invoices ensuring compliance with service contracts
- Gather bids for major projects and vendor contract changes
- Monitor Association financials and present monthly reports
- Lead development of short and long-term plans aligned with Board goals
- Prepare annual budget drafts and ensure timely distribution
- Support Board sub-committees and provide liaison assistance
- Administer Annual Elections and meetings
- Ensure annual CPA audits and tax filings are completed on time
- Assess community needs and implement programs for enhanced service
- Maintain high standards of ethical conduct
- Perform or assist with operations as needed to meet client needs and deadlines
- Participate in meetings and work groups for issue resolution and policy compliance
- Ensure all safety protocols are followed
- Engage in training and follow company policies
- Perform special projects and other duties as assigned
