The role offered is that of a community maintenance support professional specifically for a mid-rise property type with 258 units in a stabilized phase. This Monday-Friday role involves ensuring the physical upkeep of the community grounds, amenities, and common areas to maintain the property’s high standards of curb appeal and resident satisfaction. The position offers an hourly pay range of $16.00 to $18.00, with the exact compensation dependent on factors such as business needs, prior experience, skills, and geographical location.

Primary responsibilities include daily inspections of the property to ensure cleanliness and safety, removal of litter, debris, and pet waste, assisting in make-ready apartment processes by cleaning and clearing vacant units, and carrying out minor routine service requests under the guidance of the Service Supervisor or Community Manager. The role demands adherence to safety and risk management policies, including participation in safety trainings and meetings. Additional duties involve changing locks, ensuring safety compliance of pool gates, distributing resident communications, and reporting hazards.

The position requires physical endurance capable of standing, walking, bending, climbing, and handling weights up to 50 pounds with assistance. Flexibility to work a varied schedule, including being on call during evenings, weekends, and holidays, is necessary. The role emphasizes a service-oriented attitude by treating residents and colleagues with respect and responding effectively to maintenance-related concerns.

Job Requirements

  • High school diploma or equivalent
  • Valid driver's license
  • Ability to perform physical tasks including standing, walking, bending, stooping, climbing ladders, reaching, carrying objects, and crawling
  • Ability to work flexible hours including evenings, weekends, and holidays
  • Ability to lift and move weights up to 25 pounds independently and up to 50 pounds with assistance
  • Willingness to work inside and outside in all weather conditions
  • Ability to follow safety guidelines and complete required trainings
  • Reliable transportation for occasional travel

  • Willingness to respond promptly to hazards and incidents

Job Duties

  • Inspects the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times
  • Removes trash and remaining items from vacant apartments prior to starting the make-ready process, transfers trash to dumpster or storage area as applicable, and cleans and maintains storage areas
  • Completes assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager, and assists the make-ready specialist in the turn process
  • Changes all locks in accordance with the property's policy and ensure gates to all pool areas are working according to codes and safety standards
  • Distributes notices and communications to residents as necessary
  • Informs appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others
  • Demonstrates customer service skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services
  • Complies with Greystar's safety and risk-management policies by attending and participating in the property's routine safety meetings, completing required training on OSHA and other safety-related laws and requirements, and by reporting accidents and incidents promptly and accurately
