This role focuses on maintaining the physical appearance and safety of Greystar-managed communities to ensure they meet high standards for grounds, amenities, and overall curb appeal. The position involves active community inspection throughout the day, swift removal of litter and debris, and upkeep of common areas and amenities to maintain a neat environment conducive to resident satisfaction. The role supports the service team by handling routine service requests, assisting with apartment turnover processes, and helping maintain the property’s operational safety standards. Candidates in this role must demonstrate strong customer service skills, attending to resident inquiries and concerns with professionalism and respect while prioritizing safety and compliance with Greystar's policies and procedures.

This job requires physical stamina to perform extended periods of standing, walking, bending, and climbing under various weather conditions. The ability to maneuver moderately heavy objects is essential, as is flexibility in work hours, including potential on-call duties during evenings, weekends, and holidays. Job Requirements

  • High school diploma or equivalent
  • Previous experience in property maintenance or related field
  • Valid driver’s license to operate golf carts on property
  • Ability to stand, walk, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas
  • Capacity to work outdoors in various weather conditions
  • Ability to push, pull, lift, carry or maneuver weights up to 25 pounds independently and up to 50 pounds with assistance
  • Willingness to work flexible schedules including call during evenings, weekends, and holidays
  • Ability to travel occasionally for training or support at other properties

Job Qualifications

  • High school diploma or equivalent
  • Previous experience in property maintenance or related field preferred
  • Valid driver’s license to operate property vehicles such as golf carts
  • Knowledge of safety standards and compliance procedures
  • Basic customer service skills with ability to communicate effectively
  • Ability to perform physically demanding tasks including lifting, bending, and climbing
  • Ability to work flexible schedules including evenings, weekends, and holidays

Job Duties

  • Inspect the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter
  • Remove trash and remaining items from vacant apartments prior to the make-ready process, transfer trash to dumpster or storage area, and clean and maintain storage areas
  • Complete assigned minor and routine service requests as directed by Service Supervisor or Community Manager and assist the make-ready specialist in the turnover process
  • Change all locks according to the property’s policy and ensure pool gate operations comply with safety codes and standards
  • Distribute notices and communications to residents as needed
  • Inform supervisors of any observed hazards or potentially dangerous situations affecting residents, team members, or guests
  • Demonstrate customer service skills by treating residents with respect, addressing resident questions, and responding sensitively to maintenance service complaints
  • Comply with Greystar’s safety and risk-management policies by attending safety meetings, completing required OSHA training, and reporting accidents promptly and accurately
