The Groundskeeper/Porter position at Waterwalk at Shelter Cove in Hilton Head Island, South Carolina, is an essential role within Greystar’s property management team. This role focuses on ensuring that the physical environment of the community meets high standards regarding the grounds, amenities, and overall curb appeal. Serving a mid-rise property with 240 units, the successful candidate will work a 40-hour workweek, Monday through Friday from 8 am to 5 pm. This position provides a competitive hourly wage of $17.00 to $18.00, with the potential for additional compensation through various bonus programs based on individual and company performance. The Groundskeeper/Porter supports the service team by maintaining cleanliness, repairing locks, assisting with make-ready processes for new tenants, and ensuring safety standards are upheld across the community.

Key responsibilities include daily inspections to remove litter and debris from common areas, managing trash removal including from vacant apartments, and maintaining storage spaces. The role involves minor repairs and routine service requests, maintaining pool safety through gate checks and lock changes, distributing communications to residents, and reporting hazards promptly to supervisors. Customer service plays a vital part in this role as the Groundskeeper/Porter interacts with residents respectfully and handles questions or complaints professionally. Additionally, the candidate must comply with Greystar’s safety and risk management policies by participating in routine safety meetings, completing required OSHA training, and reporting incidents accurately. Physical demands require the ability to work outdoors in various weather conditions and perform tasks that include bending, stooping, climbing, lifting, and carrying weights up to 25 pounds independently or up to 50 pounds with assistance. Flexibility is essential, as the role may require occasional evening, weekend, or holiday call duties and rare travel to assist other properties or attend training sessions.

Job Requirements

  • Valid drivers license to operate golf cart on property
  • Ability to stand, walk, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas
  • Ability to work outside in all weather conditions including rain, snow, heat, hail, wind, and sleet
  • Capability to push, pull, lift, carry, or maneuver weights up to 25 pounds independently and up to 50 pounds with assistance
  • Ability to work flexible schedule including call during evenings, weekends, and holidays
  • Willingness to travel rarely for training or business meetings

Job Qualifications

  • High school diploma or equivalent preferred
  • Previous experience in property maintenance or groundskeeping is beneficial
  • Ability to operate golf carts on property with valid drivers license
  • Basic knowledge of safety standards and compliance including OSHA regulations
  • Strong customer service skills and ability to interact professionally with residents and team members
  • Ability to perform physical tasks required including lifting, bending, stooping, and working outdoors in varied weather conditions
  • Reliable and able to work a flexible schedule including evenings, weekends, and holidays as needed

Job Duties

  • Inspect the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times
  • Remove trash and remaining items from vacant apartments prior to starting the make-ready process, transfer trash to dumpster or storage area as applicable, and clean and maintain storage areas
  • Complete assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager, and assist the make-ready specialist in the turn process
  • Change all locks in accordance with the propertys policy and ensure gates to all pool areas are working according to codes and safety standards
  • Distribute notices and communications to residents as necessary
  • Inform appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others
  • Demonstrate customer services skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services
  • Comply with Greystars safety and risk-management policies by attending and participating in the propertys routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately
