The role of Groundskeeper/Porter at Verde at McCullough Station in Charlotte, North Carolina, represents an exciting opportunity to join a well-established mid-rise apartment community consisting of 278 units. This full-time position involves maintaining the physical appearance and safety of the community by ensuring that all grounds, amenities, and common areas meet the highest standards of curb appeal and cleanliness. The Groundskeeper/Porter works closely with the service team to support maintenance functions, handle routine service requests, and assist with apartment prepare-for-rent processes. The role requires attention to detail, a commitment to safety, and strong customer service skills as the employee interacts with residents and team members regularly.
Scheduled Monday through Friday, this position requires flexibility including availability for on-call duties during evenings, weekends, and holidays. The hourly pay range is $18.00 to $21.00, with eligibility for performance-based bonuses. Job Requirements
- High school diploma or equivalent
- Previous groundskeeping or maintenance experience preferred
- Valid driver’s license
- Ability to work outdoors in various weather conditions
- Ability to stand, walk, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas
- Ability to push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance
- Flexibility to work a schedule that may include evenings, weekends, and holidays
- Ability to respond to on-call duties as needed
Job Qualifications
- High school diploma or equivalent
- Experience in groundskeeping, maintenance, or related field preferred
- Valid driver’s license to operate golf cart on property
- Ability to work in all weather conditions
- Strong customer service and communication skills
- Ability to follow safety protocols and company policies
- Physical capability to perform manual labor including lifting up to 25 pounds independently and 50 pounds with assistance
Job Duties
- Inspects the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times
- Removes trash and remaining items from vacant apartments prior to starting the make-ready process, transfers trash to dumpster or storage area as applicable, and cleans and maintains storage areas
- Completes assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager, and assists the make-ready specialist in the turn process
- Changes all locks in accordance with the property's policy and ensure gates to all pool areas are working according to codes and safety standards
- Distributes notices and communications to residents as necessary
- Informs appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others
- Demonstrates customer service skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services
