This particular role is based at Verde at McCullough Station, a stabilized mid-rise community located in Charlotte, North Carolina, consisting of 278 residential units. The position is a full-time, Monday through Friday schedule, offering an hourly wage range of $18.00 to $21.00. The role focuses on ensuring the physical upkeep and aesthetic appeal of the community grounds and amenities, providing support to the service team members to maintain high standards. Responsibilities include routine inspections to remove litter and debris, handling trash and storage area maintenance, assisting in apartment make-ready processes, changing locks and ensuring safety compliance related to pool gates, distributing resident communications, and promoting a culture of safety and respect through excellent customer service. The job demands physical capabilities to work under varying weather conditions and to perform manual tasks such as lifting, bending, and climbing. Employees are expected to participate in safety meetings, complete OSHA-required trainings, and report incidents promptly.

Job Requirements
- High school diploma or equivalent
- Valid driver’s license to operate a golf cart on property
- Ability to stand, walk, sit for extended periods and perform physical tasks such as bending, stooping, climbing ladders, reaching, carrying, and crawling
- Ability to work outside in varied weather conditions including rain, snow, heat, hail, wind, and sleet
- Ability to push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance
- Ability to work flexible schedule including evenings, weekends, and holidays with possible on-call duties
- Ability to travel occasionally for training, meetings, or property support
- Willingness to comply with safety policies and trainings
Job Qualifications
- High school diploma or equivalent
- Previous experience in property maintenance or related field preferred
- Valid driver’s license to operate a golf cart on property
- Good communication and customer service skills
- Ability to work independently and as part of a team
- Knowledge of safety standards and risk management practices
- Physical ability to perform manual tasks including lifting up to 25 pounds independently and 50 pounds with assistance
Job Duties
- Inspects the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times
- Removes trash and remaining items from vacant apartments prior to starting the make-ready process, transfers trash to dumpster or storage area as applicable, and cleans and maintains storage areas
- Completes assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager, and assists the make-ready specialist in the turn process
- Changes all locks in accordance with the property’s policy and ensure gates to all pool areas are working according to codes and safety standards
- Distributes notices and communications to residents as necessary
- Informs appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others
- Demonstrates customer services skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services
