The Seventeen Hundred on East, a high-rise property located in Charlotte, North Carolina, is currently seeking a dedicated Groundskeeper/Porter to join its team full time. This position plays a crucial role in maintaining the physical appearance and cleanliness of the community, ensuring that its grounds, amenities, and common areas meet the highest standards of curb appeal and safety. The role is particularly essential in a lease-up stage of the property, with 295 residential units demanding consistent upkeep and attention to detail.

As a Groundskeeper/Porter, the successful candidate will be responsible for inspecting the community regularly throughout the day to remove litter, debris, and pet droppings, thereby maintaining a pristine environment for residents and visitors alike. In addition to general ground maintenance, responsibilities also include assisting with the make-ready process for vacant apartments, removing trash, maintaining storage areas, and carrying out minor service requests as directed by supervisors. The role requires changing locks according to property policies and ensuring safety codes are met, particularly around pool gates and other secure areas.

This position also involves direct communication with residents by distributing notices and responding to their inquiries or complaints sensitively and respectfully. The Groundskeeper/Porter is expected to be vigilant about safety hazards, reporting any potential risks promptly to relevant supervisors to prevent accidents and ensure compliance with safety and risk management policies. Participation in routine safety meetings and compliance with OSHA and other safety regulations are integral parts of this role, emphasizing Greystar's strong commitment to workplace safety.

Physical demands for the role include the ability to stand, walk, or sit for extended periods, bend, stoop, climb ladders, and work in confined spaces. Working in all weather conditions—ranging from rain and snow to heat and wind—is a requirement, along with the ability to lift and carry weights up to 25 pounds independently and up to 50 pounds with assistance. Flexibility in scheduling, including availability to work evenings, weekends, and holidays, as well as occasional travel to assist other properties, is also expected.

The hourly wage for this position ranges from $17.00 to $19.00, with compensation influenced by experience, skills, and location. In addition to base salary, the role may be eligible for various bonus programs depending on individual and company performance.
