The role of Property Maintenance Technician at Greystar is integral to maintaining the high standards that the company upholds within its communities. This position is based in a garden-style property with 336 units that is currently in a stabilized stage, operating on a Monday through Friday schedule. The technician plays a critical role in ensuring the physical aspects of the property – including grounds, amenities, and overall curb appeal – are meticulously maintained to meet the community’s standards. Daily duties focus on creating a clean, safe, and welcoming environment for residents and visitors. Responsibilities include inspecting the community regularly to remove litter, debris, and pet waste, maintaining common areas and amenities, and handling minor repair tasks as assigned. The technician also supports the make-ready process by removing trash from vacant apartments and maintaining storage areas, ensuring a smooth turnover for new residents. The role requires adherence to safety codes and protocols, such as verifying pool gate functionality and changing locks according to company policies. Attention to detail and customer service skills are essential, as the technician interacts with residents, addressing questions and complaints with respect and professionalism. This is a physically demanding role that involves working in various weather conditions and requires the ability to lift and maneuver moderate weights. The position offers a competitive hourly wage ranging from $17.00 to $18.00, with potential eligibility for bonus programs based on performance. Job Requirements

  • Ability to stand, walk, and/or sit for extended periods
  • Ability to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas
  • Ability to lift and maneuver weights up to 25 pounds independently and 50 pounds with assistance
  • Ability to work inside and outside in all weather conditions including rain, snow, heat, hail, wind, and sleet
  • Willingness to take call during evenings, weekends, and holidays
  • Valid driver’s license to operate a golf cart on property
  • Ability to travel occasionally to assist other properties or attend training and business meetings

Job Qualifications

  • High school diploma or equivalent
  • Previous experience in property maintenance or related field preferred
  • Valid driver’s license required to operate a golf cart on property
  • Basic knowledge of safety and risk management policies
  • Ability to work flexible schedules including evenings, weekends, and holidays as needed
  • Strong customer service skills and ability to communicate effectively with residents and team members

Job Duties

  • Inspects the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times
  • Removes trash and remaining items from vacant apartments prior to starting the make-ready process, transfers trash to dumpster or storage area as applicable, and cleans and maintains storage areas
  • Completes assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager, and assists the make-ready specialist in the turn process
  • Changes all locks in accordance with the property’s policy and ensure gates to all pool areas are working according to codes and safety standards
  • Distributes notices and communications to residents as necessary
  • Informs appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others
  • Demonstrates customer services skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services
