This role at Greystar focuses on maintaining the physical integrity and curb appeal of a garden-style residential community with 336 units. The position is classified as a full-time, Monday through Friday schedule and is vital in ensuring the community remains attractive and welcoming through rigorous upkeep of grounds, amenities, and common areas. The Property Maintenance Technician reports to the service team and provides critical support to property management by facilitating the upkeep and repair of the property. Key responsibilities include inspecting the community regularly to remove litter, debris, and pet waste, maintaining storage areas, and completing minor repairs and service requests. The role also involves supporting the make-ready process by clearing vacant apartments of trash and debris and assisting with turn preparation. Safety is a top priority, with expectations to adhere to Greystar’s comprehensive risk management policies, participate in safety meetings, and complete OSHA-related training. The Technician must possess a valid driver’s license for operating property golf carts and demonstrate the physical ability to work in various weather conditions, including rain, snow, and heat. Physical demands include the capacity to stand, walk, bend, climb ladders, and lift up to 25 pounds independently, with assistance for heavier loads. The hourly pay range is $17.00 to $18.00, with potential bonuses available based on performance and business needs. Job Requirements

High school diploma or equivalent
Valid driver’s license
Physical ability to stand, walk, bend, stoop, climb ladders, reach, carry objects, and crawl in confined spaces
Ability to work inside and outside in all weather conditions including rain, snow, heat, hail, wind, and sleet
Ability to push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance
Ability to work a flexible work schedule including evenings, weekends, and holidays
Willingness to travel occasionally for training or assistance at other properties

Job Qualifications

High school diploma or equivalent
Previous experience in property maintenance or a related field preferred
Valid driver’s license required for operating golf carts on property
Ability to work flexible hours including evenings, weekends, and holidays
Strong customer service and communication skills
Knowledge of basic maintenance procedures and safety protocols
Ability to work safely in various weather conditions
Capable of performing physically demanding tasks such as lifting, bending, and climbing
Familiarity with OSHA safety standards

Job Duties

Inspects community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times
Removes trash and remaining items from vacant apartments prior to starting the make-ready process, transfers trash to dumpster or storage area as applicable, and cleans and maintains storage areas
Completes assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager
Assists the make-ready specialist in the turn process
Changes all locks in accordance with the property’s policy and ensures gates to all pool areas are working according to codes and safety standards
Distributes notices and communications to residents as necessary
Informs appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests, and others
Demonstrates customer service skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services
Complies with Greystar’s safety and risk-management policies by attending and participating in the property’s routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately
