The role available is primarily focused on maintaining the physical aesthetic and functionality of a garden-style residential community consisting of 550 units. The position is scheduled Monday through Friday and emphasizes ensuring that the community grounds, amenities, and overall curb appeal are pristine and inviting. This position supports the service team by executing key operational duties such as litter removal, maintenance, and resident communications. Attention to detail is critical as the role involves regular inspections to uphold high standards of cleanliness and safety within the community spaces. This includes tasks such as trash removal from vacant units, minor repairs, lock changes following policy, and ensuring pool gate safety and compliance with codes. The role also requires sound customer service skills to interact with residents and respond sensitively to maintenance concerns or complaints.
Physical demands include the ability to stand, walk, bend, stoop, climb ladders, and work outdoors in varying weather conditions. The ability to push, pull, lift, carry weights up to 25 pounds independently and up to 50 pounds with assistance is essential. A valid driver’s license is required to operate a golf cart on the property. The work schedule is flexible and may include taking on-call duties during evenings, weekends, and holidays. Compensation for this position ranges from $16.00 to $18.00 per hour, with additional potential bonuses based on performance and other factors. Job Requirements
- High school diploma or equivalent
- Valid driver’s license
- Ability to stand, walk, bend, stoop, climb ladders, and work outdoors in all weather conditions
- Ability to lift, carry, push, or pull weights of up to 25 pounds independently and 50 pounds with assistance
- Flexible work schedule including availability for on-call duties evenings, weekends, and holidays
- Ability to operate a golf cart on property
- Willingness to travel occasionally to assist other properties or attend training
- Strong interpersonal and communication skills
Job Qualifications
- High school diploma or equivalent
- Valid driver’s license required
- Prior experience in property maintenance or related field preferred
- Basic knowledge of maintenance and repair

- Familiarity with safety standards and OSHA regulations
Job Duties
- Inspect the community throughout the day to remove litter, debris, and pet droppings
- Ensure all common areas and amenities are neat and free of litter at all times
- Remove trash and remaining items from vacant apartments prior to make-ready process
- Transfer trash to dumpster or storage and clean storage areas
- Complete assigned minor and routine service requests
- Assist make-ready specialist in the turn process
- Change locks in accordance with property policy and ensure pool gates are functioning according to safety standards
- Distribute notices and communications to residents
- Inform supervisors of any hazards or potentially dangerous situations
- Demonstrate customer service skills by treating residents with respect, answering questions, and responding to maintenance service complaints
- Comply with safety and risk management policies by attending safety meetings, completing OSHA training, and reporting accidents promptly
