The Maintenance Technician role at Greystar is critical in ensuring the communities under management remain safe, attractive, and well-maintained. This position focuses on maintaining the physical aspects of the community, including grounds, amenities, and overall curb appeal. The Maintenance Technician supports the service teams by completing minor and routine service requests, assisting in apartment turnover processes, and ensuring compliance with safety and risk management policies. Working in this role requires completing regular inspections to keep the property clean, handling trash removal, changing locks, and maintaining safety standards at pool areas. The technician plays a direct role in resident satisfaction by addressing maintenance concerns promptly and respectfully.
This position has a flexible work schedule that includes evening, weekend, and holiday on-call responsibilities. The role requires physical activity such as bending, stooping, lifting, climbing ladders, and working in various weather conditions. Greystar values safety and requires participation in safety training programs and adherence to OSHA standards. The hourly pay for this role ranges from $17.00 to $19.00, with compensation influenced by business requirements, prior experience, and location. Additional compensation may include eligibility for bonus programs based on individual and company performance.

Job Requirements
- High school diploma or equivalent
- Valid driver’s license
- Ability to stand, walk and sit for extended periods
- Ability to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas
- Ability to work in all weather conditions including rain, snow, heat, hail, wind and sleet
- Ability to push, pull, lift, carry or maneuver weights up to 25 pounds independently and 50 pounds with assistance
- Availability to work a flexible schedule including evenings, weekends and holidays
- Ability to take call during evenings, weekends and holidays
- Willingness to travel rarely or regularly to assist other properties, attend training classes or business meetings
Job Qualifications
- High school diploma or equivalent
- Previous experience in maintenance or related field preferred
- Valid driver’s license to operate a golf cart on property
- Ability to perform physical tasks including standing, walking, bending, stooping, climbing ladders, carrying up to 25 pounds independently and 50 pounds with assistance
- Knowledge of safety and risk management practices
- Strong customer service skills
- Ability to work a flexible schedule including evenings, weekends and holidays
- Ability to work both indoors and outdoors in various weather conditions
- Ability to complete minor repairs and service requests
Job Duties
- Inspect the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times
- Remove trash and remaining items from vacant apartments prior to starting the make-ready process
- transfer trash to dumpster or storage area as applicable
- clean and maintain storage areas
- Complete assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager
- assist the make-ready specialist in the turn process
- Change all locks in accordance with the property's policy and ensure gates to all pool areas are working according to codes and safety standards
- Distribute notices and communications to residents as necessary
- Inform appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others
- Demonstrate customer service skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services
- Comply with Greystar's safety and risk-management policies by attending and participating in routine safety meetings, completing required training on OSHA and other safety laws, and reporting accidents and incidents promptly and accurately
